We have a friendly young collie dog called Ruby. We're 5 minutes from the M40 and within walking distance of the train station and the lovely Regency town of Leamington Spa.Warwick Castle is 5 minutes drive away.We are close to shops, pubs, restaurants, art and culture, and family-friendly activities. Warwick University is in nearby Coventry. Outside, we have a covered ‘garden room’ which leads to our large garden. Please note - occasionally our grandchildren stay overnight with us (aged 7 & 5)

Only 5 minutes walk to the High Street the garden backs onto the Dell Park, this spacious room benefits from being a quiet spot but only minutes walk from all that Leamington has to offer. Guests have sole use of a private bathroom, underfloor heating and a comfy bed. A 10 to 15 minute walk to the rail station with free street parking close by.

This area is very popular with Warwick University students as there are regular buses very close by. We are close to great restaurants, art and culture, and family-friendly activities.. We have a lovely large covered outdoor area, which leads to the good sized garden.
