Rustic, 100 year old 1 rm primitive cabin in West Virginia along the Cacapon River. Beautifully restored with wood stove, loft, & screened in porch. Access to 214 acres of private mountain land & over 1/4 mile of river frontage plus 1/2 acre pond, trails, and private shooting range. This cabin is completely off grid. It has NO electricity or plumbing/running water, but does have a Porta-John serviced weekly. Renter will be cabin camping so pack accordingly; tents also welcome.

The rental is a historic cabin with the exterior recently renovated to maintain its rustic look. It is suitable for outdoorsman, couples wanting a more rugged romantic getaway in private, or for family camping.

The cabin has a large screened in porch and an open floor plan on the main floor with a small loft overlooking it. Four people can comfortably camp in the cabin. Primary sleeping space is provided by a bunk bed, but please bring your sleep pad and bed roll or you will be sleeping on a flat board as bunks have no mattresses or blankets. There are also two cots and a small hammock that can be strung between beams inside for your use. Additional guests can throw down a sleep pad and sleeping bag on the floor or in the loft or bring a cot. The bathroom is a Porta-John serviced weekly outside the cabin or you can bring a camp toilet (must pack out all waste if you opt not to use the Porta-John).

The cabin is completely off grid and does not have running water/plumbing/electricity. It is primitive camping in style, but that means you will see creepy crawly things like spiders and possibly even a mouse. You need to pack like your are camping. Also, it is mandatory you bag out all waste (HUMAN or otherwise). I recommend bringing a camp toilet if you do not want to use the Porta-John. Due to the water table essentially at ground level, we take proper disposal of human waste very seriously because it will rapidly pollute the ground water.

On very humid days you may be able to here a distant crackling sound caused by the high tension powerlines that cross the property. Don't worry, that is normal.

The wood stover is now operational for the season. Please familiarize yourself in advance of proper use of a wood stove and specifically the damper (YouTube). If you intend to use the wood stove, please bring your own firewood (wood may or may not be there), make sure the fire is completely out before leaving the cabin, and do not split wood inside or on the porch. The gas range is not currently operational. Please do not try to use it. If you would like to make a fire outside, there is a camp fire ring in front of the porch with some benches and logs to sit on and a pile for wood in front of it. Do not cut or damage live trees for wood. Feel free to bring a grill, generator, battery operated fan (it's hot and humid in the summer), or other convenience.

If you want to just tent camp, that is perfectly fine too and I recommend using the upper campsite for that since it offers an excellent view and privacy.

The cabin is secured via a lock. A key is provided via a lockbox co-located with the padlock. A combo for the lockbox is provided upon confirmation of reservation.

A vehicle with Four Wheel Drive and higher clearance such as a stock SUV or truck is recommended, but not necessary for access during optimum weather conditions. However, please note, I cannot control the weather and will not refund bookings because the renter opted to use a car and was unable to access the cabin during high water or snow conditions. It is possible to hike to the cabin from the state road (about 3/8 of a mile), which is an option for renters with cars. In extreme weather such as heavy snow or high water, the cabin can become inaccessible. Please coordinate with me for detailed driving directions in the event of bad weather. If conditions are so severe they do not permit a 4WD vehicle to access the cabin, the booking can be rescheduled at no additional cost. Access is via WV Rt 29. Detailed directions to the property will be emailed upon booking confirmation.

The rental provides access to the cabin, pond, shooting range, fields, forest, and river. Please coordinate in advance if you plan to use the shooting range and there may be additional fees for use. There is plenty of privately owned land for hiking and walks, but be advised that the property is bordered by other private property that should be respected. You may see one of the adjacent land owners pass through because the farm road provides deeded access to neighboring properties. The neighbors are very friendly and good people so please be respectful. Guests can be provide boundary maps if they want to camp/hike on the back acreage upon request.

Fire safety is critical while camping at the cabin or campsites. You must make sure ALL fires are COMPLETELY extinguished and NEVER leave any fire unattended even for a short moment. This includes lanterns and candles. Renter will be solely responsible for all damages caused by fire. THERE IS A ZERO TOLERANCE POLICY FOR UNATTENDED FIRES AND VIOLATIONS WILL RESULT IN IMMEDIATE TERMINATION OF THE RENTAL WITHOUT REFUND.

You are camping. We have lots of wildlife to include bald eagles, black bear, whitetail dear, coyotes, fox, grouse, snakes, mice, turtles, fish, bugs, etc. Please enjoy the wildlife, but respect it. Do not damage any live plants or trees. This has unfortunately become an issue and damage fees will be assessed for things such as chopping live trees.

The cabin is stocked with some basic items for your convenience to include life vests, paddles, hand tools to include a splitting maul, brooms and dustpan, can opener, matches, eco fan for the stove, first aid kit, fire extinguisher, etc. Please take care of all items in the cabin and make sure they remain there when you leave to avoid replacement fees. In the metal trashcans (critter proof), you will find consumables such as trash bags, paper towels, paper plates, tea, coffee, etc. These have been provided by me and other guests after leaving. Feel free to use what you need. There is also a shelf with non-perishable canned goods. Feel free to donate your leftovers or restock the consumables. There is a large green trash bin outside of the cabin. You can use it to store full trash bags, but please do not leave trash bags in there...take them with you! We have bears and trash left unattended creates problem bears that usually have to be euthanized. If we have to remove trash, we have to assess a cleaning fee for waste disposal.

Again, please come prepared with a camp toilet and pack out your waste if you don't want to use the porta-john, which is serviced once a week. Improper disposal will pollute the ground water and make a mess for everyone.

You may smoke outside of the cabin, but please make sure you put it out properly and don't leave butts on the ground (soak them in water and then trash them).

The shooting range is available, but you must first coordinate with me if you plan to shoot and an additional fee may be assessed. Safety is paramount and all firearms rules must be adhered to. You use the range at your own risk and are responsible for any damage or injuries. Never shoot beyond the range limits, at animals, into trees, or into the forest. Do not shoot (shotguns...skeet/trap) in anyway close to overhead power lines. You are responsible for cleaning up the range and replacing any damaged range equipment. Do not leave any debris in the field. Boards with nails in particular cause costly damage to tractors and mowers. In addition, do not shoot anything that can't be cleaned up such as glass. Clay pigeons that breakdown are fine. Please police up your shell casings, shotshells, and wadding. You can leave them in a container by the shooting bench (we understand you won't be able to find every casing and such...just make a good effort to clean what you can find).

Fishing in the river requires a WV fishing license that can be obtained for as little as one day for both resident and non-residents. Hunting is not permitted. The pond is stocked and does not require a fishing license. However, please use barb-free hooks and practice catch and release in the pond.

River access for canoeing (put-ins and take outs) are located all along the river. If you intend to canoe or kayak, please coordinate with me for details. It is a great time, but there are important safety issues to know.

Swimming is permitted in the pond and river, but precautions should be taken. As with all bodies of water, life jackets should be worn. There is a steep/slippery trail to access the river in front of the cabin, which has a rope to aid in access down the bank. Be advised that the far end of the pond is over 15 feet deep and has very steep sides so children should be closely supervised. If recent rains have led to high/fast water in the river, we recommend not swimming as dangerous currents could become present.

Unfortunately, we do not allow ATVs anymore on the property. However, you may see some neighbors pass by using ATVs on the access roads during your stay.

In the event of emergency, the closest hospital with a trauma center is Winchester Medical Center, which is approximately a 40 minute drive. Cell reception and GPS are very poor in the mountains so do not rely on portable communications devices.

You are in the mountains of West Virginia. People are friendly and respectful and enjoy their privacy and expect the same courtesy. Although very private, you will occasionally see a neighbor passing the cabin en route to their property at the far end of the access road. If you head to the back 164 acres, you will pass through a small portion of private property owned by a neighbor. You have permission to use the access road, but be respectful of their property and camp site/cabin.

All coordination for the cabin must be done in advance. There is no cell service once you enter into the river valley. Make sure you review the full cabin manual and directions "BEFORE" driving out and email me with any questions. Also, make sure you have the lockbox combo.

Occasionally, property and farm maintenance will be conducted during normal working hours that could include mowing in the field, pruning fruit trees, cutting wood, road repairs, etc. Feel free to say hi and visit if you are inclined. We are always happy to discuss the agricultural and conservation projects we host on the property.
