Come unpack your bags, put your boat on the lift in the harbor, and relax! This condo unit provides access to on-site amenities that many other rentals in the area don't offer. This condo can also comfortably accommodate guests with extra sleeping quarters, extra seats for meals, extra restrooms in the building, and extra off street parking.

• Unique rolling door with lock/latch can close off living room so that living room can serve as a private 2nd bedroom (when fold out couch is converted into a bed) with door for guests.

•••BOATS/TRAILERS•••
• Boat lift w/ electric motor in protected harbor is available (separate charge) the entire open water season (spring/summer/fall). The canopy and electric motor are put on in April/May each year & removed Sep/Oct each year.
• Off street trailer parking area
• Electric outlet at the dock next to the lift
• Boat lift has electric motor in place while the canopy is on. If rented when the motor is not on; you will need to hand crank the lift up/down (using the large, easy to use wheel)
• The lift is setup for V-hull boats. It is possible to tie a pontoon inside the lift (you are responsible/liable if the boat comes loose and crashes into other boats in the harbor) and only raise the lift up slightly.
• 2 hour temp. tie-up dock space located 300ft from door to condo building (Video monitored and NOT acceptable for overnight mooring)
• We recommended that people with boats rent the lift because the closest ramp is over 2 miles away.

•••FISHING•••
• The harbor in front of the condo building is known for good fishing.
• There is a public fishing dock in front of the condo complex.
• NO FISH CLEANING is allowed anywhere in the condo or on the condo grounds. The property has video surveillance and fines will be assessed by the HOA.

•••RESTRICTIONS/LIMITATIONS OF COMMON AREAS/AMENITIES •••
• The hot tub, pools, pool decks, and other common area amenities are shared with 185+ other condo units in the complex. The governing documents of the complex permit our unit use of the amenities but not to the exclusion of others. Our renters are welcome to enjoy and use the amenities in a light usage manner and without disrupting the usability of the amenities for the owners/guests in other units in the complex. It is not appropriate to hold gatherings/parties in the common areas, take up more than half of the tables/chairs, etc. It is also required that you pick up your trash and leave the facility in as good of condition as you found it (or better) when you leave.
• There will be times (especially summer weekends) when the pools and/or hot tub will be crowded and you will have to wait.

•••NOTICE•••
No warranties are expressed or implied with respect to amenities. The condo unit has joint ownership (with the other condos in the complex) of the pools and other amenities. We can not promise/guarantee that the amenities will be in working order during your stay. We furthermore can not promise/guarantee the safety of the amenities. Use of amenities is at your own risk.

• The pools, hot tub, game room, locker rooms (with showers etc.) and other amenities are unavailable to renters until further notice.
• We share a building with 35 other individually condo units owned by our neighbors. We need to respect our neighbors wishes and are therefore trying to be mindful about who we are letting into the building. We may ask you a lot of questions and/or decline your reservation based on information about where you live and/or have traveled to.

•••DISCOUNTS•••
• 20% for 3-5 nights. Airbnb's system DOES NOT automatically do this. You must request the dates you want and then ask us to to manually add this.
• 25% for 6+ nights. Airbnb automatically adds this in to the price displayed if you do 7+ nights. For a 6 night stay you must request the dates you want and then ask us to to manually add this.
• 5% Repeat renter discount for any renter who stayed with us in the 18 month period prior to the current booking. Airbnb's system DOES NOT automatically do this. You must request the dates you want and then ask us to to manually add this.

•••CLEANING FEE•••
• $78 - Checkout on Mon, Tues, Wed, Thurs or Fri
• $178 - Checkout on Sat or Sun. Airbnb's system DOES NOT automatically do this. The Airbnb system will charge you $78 for the cleaning fee and we will manually add the other $100 after we receive your request/booking.

• Stays less than 1 month during Nov through April typically not accepted more than 45 days in advance. Message us for more details and/or to be put on a waiting list.

•••BOAT LIFT•••
• $175/ week ($175 is min. charge) (Please message us to ensure it is available for your dates)

•••PRICING DETAILS•••
• Some dates have higher rates because they are high demand dates. If the date you are looking to book seems dramatically higher then you are willing to pay; we encourage you to try other dates or message us and we would be happy to help to find a way to get something that will work with your budget.
• If you are searching for a great deal on a summer stay; look at dates in September, May, and early June; small stays between existing reservations on our calendar; stays that start with a Monday check-in or check-in that is the day after another booking ends; and last min. bookings of less than 20 days in advance. You will also want to avoid a Sat or Sun check out.

• For all reservations we require a signed rental agreement that we email to you after you have booked with Airbnb.

• Approx. 2 miles from downtown and City Beach (approx. 15 min bike ride, 5 min car ride, or 15 min boat ride)
• Approx. 2 miles from McIntosh Woods State Park with beach (approx. 15 min bike ride, 10 min car ride, or 15 min boat ride)
• Located about in the center of the lake on the north shore. (directly across the lake from the Tiki Bar at PM Park (our favorite place to eat and hangout, especially if there's a band playing)
• 3 Blocks from Veterans Memorial Golf Course
• 2 miles down the street from Surf Ballroom where Buddy Holly and Ritchie Valens, and J.P. "The Big Bopper" Richardson had their last concert (The Day the Music Died).

•••OUR COMPLEX•••
• This is a residential resort/condo complex. Most of our neighbors use their unit as a vacation home (not full time residents).
• Only a few units in the complex are rented. Most of the people whom you will see throughout the complex are owners or family of the owners.
• It is not acceptable as a renter to hold large gatherings, lots of noise, or disrupt the neighbors.

•••OUR CONDO BUILDING•••
• Our building is constructed of concrete, so most noise does not carry from one unit to the next. We rarely ever hear a neighbor. The unit above us is owned by people with kids who are around most weekends. Sometimes we do hear kids running across the floor above or hear if they drop something heavy on the floor above.
• Our building is tucked in the back of the complex (away from the street).
• It is about a 1- block walk around the harbor to get from our building out to the lake/lake dock/fishing dock/rocky beach/etc.

Maintenance and emergency contacts are provided in the condo. Typically we are available during normal business hours and after hours for emergencies. Occasionally we will respond in person to maintenance requests and emergencies, but most times our housekeeper or repair person will respond in person to make the repair needed.

Almost all of our guest interaction is via airbnb/text/email/phone, but we do occasionally meet guests face to face. We enjoy getting to know our guests.
