**We will be updating photos over the next several weeks as we begin accepting bookings again. We rented to a friend in need of a safe space to land over the past year and are opening back up for shorter stays in the coming weeks. At this time we know that we will be replacing the couch, kitchen chairs, and some of the cloth items pictured. We will post new photos and notify you as soon as they are up. If you choose to cancel based on the updated photos, we will gladly refund your trip.**

We fell in love with this space in 2010 because of it's location 1 block from the bus line, proximity to Nob Hill, large yard, original hard wood floors, & sky lights; and we’ve grown to love it more with every discovery of neighborhood gems like Organic Books, Terra Firma, The Herb Store, Tractor Brewing, The Shops on Amherst, The Guild Theater, Stripes Biscuit Company, Pollo con Papas, El Sabor De Juarez Mexican restaurant, The Source Wabi Sabi Oasis, Michael Thomas Coffee Roasters....and MORE! Our space is a mid nineteenth century duplex built initially as base housing for single military personnel. It’s an eclectic, creative 'work of art' in progress that represents our personalities well. We've filled our little home with items we love & want to share with our guests in an effort to help you feel at home, while away from your own. Few of the items here are new, most are items we've collected over the years & can't bear to part with, 'hand me downs' from family and friends or treasures we've found at local stores. We take pride in keeping a clean space where you'll feel safe and comfortable during your stay. You will probably find drops of paint on floors or walls where we enjoyed an afternoon painting with friends verses hiring a professional to handle the job. Some of our projects are half complete & we are finishing them up in between bookings as time allows and our skills expand. We've provided over 100 photos of the space & surrounding neighborhoods. Please do take the time to scan through to make sure we are the right fit for you. Our place is not your traditional hotel or professional bed and breakfast & the Westin isn't likely to give us their stamp of approval; but if you scroll through our reviews you'll see that we've helped make many a stay in Albuquerque, very happy. We'd be honored to host you during your trip.

Seasonally there are grapes, cherries, greens & other veggies available in the back garden for you to use during your stay.

If the chickens at our house have started laying, there will be fresh eggs. (The ladies are on winter break from December to April so eggs are limited during these months.)

Details regarding amenities, distances to local attractions & more are listed below and can be plugged into google maps for more precise distances. *Hosts have no control over COVID related closures or government mandated public health restrictions.

Our little home is in a residential neighborhood near the Albuquerque Sunport and Kirtland Air Force Base. This listing is for the East unit of a Duplex built in the middle of the last century, we are updating and modernizing as life permits; but she’s an old gal at around 80!

The unit is a 600 sq ft, one bedroom with off street parking, a queen sized bed, full kitchen (though if you don’t see an appliance or cooking related item pictured, it’s not likely to be present and without a substantial added fee, we will not run to the store to ensure you have the exact size cake pan you want to use **actual guest request**), dining area, desk and living room.

* Oversized evaporative cooler (Closing the bedroom door with the evaporative coolers or space heaters on is the BEST way to sleep. I recommend turning them on an hour or so before bed with the door closed)
* If it’s warmer inside than you like when you arrive and the sun is down, open the interior front & side doors and turn on the box fan to rapidly cool the space - closing the bedroom door with the window & kitchen units on is also helpful in cooling the bedroom quickly
Evaporative coolers work by drafting cooled and moistened air through the home, so cracking a window or door in the living room will improve the cooling function

There is outdoor seating on the front porch & in the back yard. Please be mindful of volume after 8 pm. This is a neighborhood and we want our neighbors to love Airbnb as much as we do.

Parties and events are expressly prohibited. Per city ordinances 2 adults per bedroom and 2 additional adults (adults include children over 12) are allowed as over night guests. No more than 8 persons are allowed to be present on the premises at any time, and only the 4 listed on the reservation may be present past 8 pm.

Please review the cities Good Neighbor Agreement and follow all local laws, regulations, and ordinances.
Owner reserves the right to contact local authorities and have guests removed who are participating in activities which are disallowed by this listing or other rules/laws.

**We do not lease for parties/events. Please keep the volume down after 8pm as we are located in a residential area and we would like to respect their schedules and home environments.

**This listing can readily accommodate families with children over 12 years old.
Younger children are considered on a case by case basis, however per feed back from guests with young children, our unit is better suited to adults and older children due to fragile items throughout the space and our furnishings/decor.

We accept only animals that meet the criteria of service animals by the Americans with Disabilities Act requirements.

The structure was built in the 1930s and has settled over the years. When unlocking and opening the doors you may need to push in or pull gently as you turn the key in the lock. Also, the doors should be locked from the outside with a key vs. locking the knob and attempting to pull shut. It is also helpful to turn the knob when you pull the door shut. You may enter the space from the East or South doors.

There is a drop off laundromat one block South of the casita.

If you do smoke, please be mindful of New Mexico's DRY climate. Fires start VERY easily here and all butts should be fully extinguished in water. **Allowed Outdoors only.

If there is a smell of any type of smoke lingering after your stay, you will be charged $200 for airing out time and remediation.

Temperatures in Albuquerque reach 118-120 at times during this time of year. If you arrive after sunset and it's cooler outside than in, please open the doors and windows with the fans on to air out the space a bit. If it's particularly hot outside, the front room tends to hold heat without airing it out; we recommend keeping the cooler on in the bedroom with the door shut for a cooler sleeping space**

** Winter** There is a radiant floor heater in the front room/dining room walkway. It effectively heats the unit during the winter, take care not to stand on it in shoes or step on it in bare feet. There are space heaters in the bathroom and bedroom if desired. - not optimal for young children as this heater gets hot enough to melt the sole of shoes and burn skin. There is also a box fan in the closet that can be placed in the living room to help circulate the warm air and there are extra blankets in the closet and in the living room.

If you absolutely love your stay, please reach out to 'Visit Albuquerque' and to our City Council and Mayor's office! Many cities around the country are unsure of how they'd like to see Short Term Rentals operate in the future and Albuquerque is no exception. Your feedback as a traveler would be incredibly helpful for our policy makers and tourism department.

Our realtor style Lock box with 2 keys is located on the South Door (front of the unit) - we will send you the access codes and entry information on the morning of your trip. We change this code frequently and the app information doesn't always update in time for each new guest, so please read our messages for the most current information.
If the light is off on the porch, you should be able to turn it on by pulling the cord on the porch light when you arrive.

You are welcome to use anything you need in the apartment. This is a dedicated Airbnb space, everything here was placed with you in mind. There are extra towels, linens, toiletries, etc. If you find that you need something that is not in the apartment, just let me know and I will try to accommodate.

We are located in an established residential neighborhood near Kirtland Air Force base & the Albuquerque Sunport/Airport, the VA hospital, Puerto Del Sol Golf Course CNM, UNM, Ridgecrest, & Nob Hill. You can walk to or bike South the KAFB/Sandia or the VA in 5-8 minutes, to Michael Thomas Coffee or The Source Wabi Sabi Oasis in 3 to 5 minutes easily from the space. The local Mexican restaurant, El Sabor de Juarez a few blocks South, closes early in the evening so get there early if you want to try it out! If you miss eating there, try Cervantes, West on Gibson just past San Pedro.

Our block is mostly composed of long term residents of duplexes & single unit homes. There is some foot traffic from the bus stop to the multi unit properties to the West. There are also many people who walk to the corner market & children to the elementary store on Gibson. As in any city, we recommend not keeping valuables in your car/trunk, that you lock your doors, and practice good personal safety habits as you should in any place you are unfamiliar with.

We are 1.4 miles from Nob Hill where there are numerous restaurants, boutiques, a theater, and live music. (Check current COVID related closures for current activities and business operations). There is also a local organic grocer/co-op, herb store, and several other locally owned spots in the Nob Hill Shopping Center. If you are a reader, please check out the newest addition to our Nob Hill family, ‘Organic Books’ and Don’s Paperbacks on San Mateo.

This listing is the East unit of a duplex located 3 'doors' West off of the street that will take you directly into the heart of Nob Hill, where you can access UNM, CNM and Downtown quickly and easily. There is a city bus stop at this intersection if you decide to leave your car at home.

There are frequent Growers Markets across the city. If you are interested in visiting one while you are here the schedules can be found online or I can direct you to one.

If you are in town on a Tuesday, I highly recommend getting down to Hyder Park for music, food trucks, yoga, tight rope training and more! (Public health orders may inhibit some activities)

*** Please NOTE: Albuquerque is like any other city, be smart and be safe. I lived in this unit as a single woman in my 20s for around 5 years. I have always felt safe walking to the laundry mat, coffee shops and even to Nob Hill during the day time or with friends after dark. The majority of people who live around the unit have lived in, and or owned their properties for several years. There is foot traffic periodically from the bus stop with people walking home to the apartments West of the unit. This is a vibrant and diverse city where your should be prudent and wise about your personal safety as with any other city. We hope that you will enjoy Albuquerque as much as we do!
