Only 30 mins to Valencia, beach & Cheste. Very spacious home set in 1 acre of shady gardens. Large, private pool, huge terrace, ample storage for bikes/motorbikes. Possibility of extra bdrm/bth adapted for wheelchairs. You will have exclusive access to the 2 main floors of the house, while I live in a separate flat in the basement. I will respect your privacy at all times, but will look after the garden & clean the pool during your stay. I am also be available 24hrs to help with any problems.

L-ispazju
This a large 40 year-old Spanish villa located only half an hour from the outskirts of the city and the 40 minutes from the beach, the Albufera wetlands and the Ricardo Tormas MotoGP circuit in Cheste. The Requena wine area is about an hour away. The house is a short drive from the Sierra Calderona National Park, which provides great opportunities for cycling, horse riding and hill walking.

The whole house will be for your private use (apart from my small apartment in the basement). The main living accommodation (for 10 people), including the 30m2 terrace, large kitchen and separate lounge/dining area is on the first floor. The main bedroom area is on almost the same level (two steps up) and has 5 bedrooms, 2 full bathrooms and a shower/wc room. On the ground floor (next to my apartment) there is a double bedroom and full bathroom, which is fully adapted for wheelchair access and can be rented at an additional cost. I also have a mobile hydraulic hoist to assist with access into and out of the pool - please contact me for details and prices for these facilities.
There is plenty of space in the basement for storing bikes/motorbikes (there is room for about 20 motorbikes!)
The lounge/dining area leads onto the very large terrace through double doors, but the terrace continues round the house and is also accessed from the kitchen and the main hall. There are steps at the front and the back of the house, which lead down to the garden from the terrace level; both sets of steps have gates that can be shut to keep young children from wandering into the garden/pool area (and also to keep my dogs out of the house!). The pool is visible from the kitchen and the lounge room, but care must be taken with young children, as whilst there is a balustrade around the pool, it cannot be considered a safety barrier, although there is an optional padlock to lock the gate which should deter toddlers from entering the pool area.
Part of the garden is mown lawn with flower beds, part is 'au natural' (essentially just natural pine woodland left to its own devices), and part is fenced off for my 3 chickens and Tom the turkey! (There is no cockerel, so noise is not a big issue, although Tom sometimes gobbles and the chooks sometimes cluck for a while after they have laid an egg! You are welcome to eat the fresh eggs, although the girls do not lay much during the heat of summer). Talking about noise – my dogs sleep in my apartment at night, so there is no barking.
I am a really keen gardener and believe wholeheartedly in gardening without chemicals, so please feel free to help yourselves to any fruit that is ripe during your stay – I have mulberries, a type of cherry/plum hybrid, figs and a grapevine, plus other small fruit trees that need a few more years before they will bear much fruit. Please also help yourself to any herbs – there is usually plenty of rosemary, oregano, thyme, mint, chives, parsley etc.
There is also a large fish pond in the garden, which, together with the wild grass areas brings in a lot of birdlife, and we have also have plenty of bats and squirrels! Beware though, the pond has a bridge over it and is dangerous for small children if they are playing in the garden unsupervised.
General condition of the house
The house is partly renovated - but definitely not posh! For instance, the beds and sheets are good quality and comfortable, but the linen is not new and not much of it will match. Similarly, the kitchen is very well equipped, but much of the crockery is mismatched and several of the plates/bowls have small chips in them - consequently, you need not worry about causing a bit of wear and tear yourselves! I prefer relaxed rather than immaculate!
Wheelchair users are very welcome, and there is good access to one spacious double bedroom and a separate bathroom on the ground floor that is purpose-built for wheelchair use. However, these facilities are charged separately to the main house, so please enquire about details, availability and prices.
The house will be cleaned thoroughly before you arrive, but during your stay you will be responsible for keeping it clean. If you wish I can arrange a local cleaner for you at your cost (around 11 €/h).
I must stress again that the house is not ideal for young mobile children - the pool is not well fenced and there is a large pond with a bridge over it that is quite high and easy to fall off!

PLEASE NOTE - Many of the older reviews on this website are from a time when I used to share the main house with my guests (and only rented out 2 rooms). However, as of 2016, the guests' area will be totally separate from mine. You will have exclusive access to the whole of the main house, while I will be living in a private flat in the basement, so you will feel as though you have the whole villa to yourselves.

You are welcome to treat the whole house as your own (except my apartment on the ground floor!) The swimming pool is for your private use (I might get in there very occasionally, but that only happens about twice a year!). Most people spend the majority of their time here by the pool or on the large terrace and rarely leave the property. If you want to make life easier for yourselves, I can help you organise next-day deliveries from the supermarket in Betera, so that you can spend more time relaxing and less time lugging heavy shopping around (This is particularly useful for large quantities of water, beer and wine!).

3 of the bedrooms can have either single beds or queen-sized beds if that suits your group better.

IMPORTANT - MY DOGS
My 2 very friendly dogs will sleep in my apartment with me, but you will come across them in the garden and pool area during the day. However, you will be able to keep them out of the house if you keep the gates shut on the two sets of steps leading up to the terrace.
PLEASE DO NOT FEED THE DOGS BY HAND - you are welcome to give them leftovers, but always in their bowls please.
So, you should really be dog lovers if you want to stay here, otherwise they could annoy you, but... if you and your children DO love dogs, then my twothree mongrels can handle all the affection you can shower on them! They have been a great asset to previous guests, as they can entertain children for hours.
KEEPING THE HOUSE COOL
The house is not air-conditioned. If you follow a few of the Spanish tricks for keeping the house cool, my house can still be very pleasant in the summer, thanks to the mature shady trees in the garden and the fact that you can open windows and doors on every side of the house and allow any evening breeze to flow through. The bedrooms all have a pedestal fan, but the best way to keep the rooms cool is to shut the shutters when the sun comes up and then open them again in the evening. They stay remarkably cool if you do this every day.

IMPORTANT - SEPTIC TANK.
Like most country homes in Spain, this house is on a septic tank. This means that you have to be very careful about what you put down the drains. When using the WC, please do not put anything other than toilet paper down the toilet (and preferably keep that to a minimum). Everything else must go into a bin and be disposed of in the street bins (which are emptied daily by the council). In the kitchen, please avoid putting any solids or fat down the sink. Any fat or meats scraps can be given to me to mix in with the dog biscuits, and any other food scraps can be given either to the chickens or put in the worm bin in the garden.

We are located about 25 kms from the Centre of Valencia on a quiet, private estate near some beautiful orange groves on the edge of the Sierra Calderona National Park. We are also about half an hour from the beach and 35 minutes from the Ricardo Tormo GP Circuit in Cheste. This is not a place for wild parties, as I have Spanish neighbours and I would ask you to be respectful and bear in mind that it is frowned upon to make much noise during siesta time (3-5pm), and that people do not expect their neighbours to be making much noise after about midnight.
The estate itself has a couple of bars and a few shops (incl. bakery, grocers, newsagent, a small supermarket, hairdressers and chemist) which are about a 5 minute walk from the house.
HORSE-RIDING
I regularly ride at a stables located about 20 mins away by car. The centre caters for riders of any ability and even if you are a complete beginner you can go out on a trail rides in the Sierra Calderona. They have horses suitable for any level of experience - just make sure that you are honest when you are telling them about your riding skills, and you will have a great time. They speak limited English, but I will be happy to help arrange the booking for you and explain what sort of horse/trail/lesson you want.
CYCLING GUIDES
This is a particularly good area for cycling (road and mountain biking); many teams come to this area to train due to the varied and challenging terrain, and last year the Tour de España rode right past the entrance to our estate. If you are bringing your own bikes, I have more than enough storage in the garage for about 40 bikes. Local friends of mine operate a company offering guided day trips that can be designed to include a range of activities/tours specifically tailored to your hobbies and skills, including a "learn-to-cook paella experience at the villa! They specialise in mountain biking tours, but can cater for all levels (with or without your own bikes), and can arrange almost any other activity that you can think of and/or take you to some of the lesser known festivals in and around the Valencia region.
EXPLORING AND WILD-WATER SWIMMING
There are lots of beautiful trails for hill walkers in this area - Come in spring and you can enjoy the wild flowers and pick wild asparagus. There is a small town called Olocau 7 kms away which is a starting point for many hiking trails. I have a friend who can take you on guided walks/runs and can also take you right off the beaten track to visit little-known water holes where you can go wild-water swimming any time of year.
PARKING
I generally leave my car in the street in front of my house and would encourage you to do so too for most of your stay (this is a very safe area with a private security patrol service), although for unloading and loading (and if you would rather bring your car into the driveway at other times) there is a large sliding gate that can be opened and there is plenty of space in the driveway for two cars. Please make sure that the dogs don’t escape while you have the sliding gate open .

I am happy to stay out of your way as much, or as little, as you wish. I am usually available to help with any advice or practical assistance for emergencies (hospitals/police). My main aim is to make you feel at home as much as possible and help with any difficulties that you may have, and whilst I spend a lot of time in the garden, as it needs a lot of care during the summer and the pool needs maintaining, I will try and be discreet and leave you in peace whenever possible. However, I would stress that there are definite advantages to having a caretaker available 24 hours a day - strange things can happen with Spanish plumbing!
SHOPPING
The estate itself has a couple of bars and a few shops (incl. bakery, grocers, newsagent, a small supermarket, hairdressers and chemist) which are about a 5 minute walk from the house. The town of Betera (5 minute drive) has a variety of bigger supermarkets and I can easily arrange next-day deliveries of shopping, so that you can spend more time relaxing and less time lugging heavy shopping around (This is particularly useful for large quantities of water, beer and wine!). If you wish, I can also arrange for a delivery to be here waiting for you upon arrival.
