A Parrot Key Cottage is located in the heart of Geneva-On-The-Lake. Our newly renovated Modern Contemporary Air Conditioned Cottage has 3 Bedrooms (sleeps 6), 1 bathroom, living room which is open to the eat-in kitchen equipped with gas stove, refrigerator, dishwasher, and there is also a washer and dryer for your convenience. For your outdoor living the private yard is great for camp fires, picnics and you can even try your luck at Giant Jenga and Corn-hole. Thank you, Tammie and Kevin.

SHORT TERM RENTAL AGREEMENT

This Short-Term Rental Agreement (the “Agreement”) is made by and between (“Homeowners”) and (“Guest”) as of the date last set forth on the signature page of this Agreement. For good and valuable consideration, the sufficiency of which is acknowledged, the parties hereby agree as follows:

1. Property. The property is located at:

The property is furnished and includes _all appliances, linens, towels, coffeepot, toaster, blender, mixer, iron, corn hole, propane grill and accessories

2. Rental Party: The rental party shall consist of up to 6 known Guests

3. Maximum Occupancy: The maximum number of guests is limited to 6 persons (unless otherwise approved).

4. Term of the Lease. The lease begins at 3 p.m. on the “Check-in Date” and ends at 11 a.m. on the “Checkout Date”).

5. Rental Rules: Guest agrees to abide by the Rental Rules attached as Exhibit A at all times while at the property and shall cause all members of the rental party and anyone else Guest permits on the property to abide by the following rules at all times while at the property.

6. Access: Guest shall allow Homeowner access to the property for purposes of repair and inspection. Homeowner shall exercise this right of access in a reasonable manner.

7. Rental Rate and Fees

a. Rental Rates (see calendar)
b. Security Deposit: $275 (part of Airbnb rental)
The deposit is for security and shall not be changed provided that no issues with the below have accrued:
i. damage to the property or furnishings;
ii. dirt or other mess requiring excessive cleaning; or
iii. any other cost incurred by Homeowner due to Guest’s stay.

If the premises appear dirty or damaged upon Check-in, Guest shall inform Homeowner immediately.


8. Cancellation Policy: If Guest wishes to cancel his/her reservation, (see policy on Airbnb)


9. Insurance: We encourage all renters to purchase traveler insurance.

Exhibit A

RENTAL RULES

1. Smoking is NOT allowed inside the cottage or porch area, if you must smoke please do so outside and pick up after yourself.
2. People other than those in the Guest party set forth above may not stay overnight in the property. Any other person in the property is the sole responsibility of Guest.
3. The cottage is privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
4. Keep the property and all furnishings in good order
5. Only use appliances for their intended uses

7. Parking:
PARKING – Parking is limited to 3 vehicle(s). Vehicles are to be parked in designated parking areas only (driveway)
8. Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the cottage, daily maid service is not included in the rental rate. We suggest you bring beach towels. We do not permit towels or linens to be taken from the cottage.
9. Children must be supervised at all times. Quiet hours are between 11pm and 8 am.
10. No pets are allowed.
11: Wi-Fi is provided to guests staying at the cottage, all information needed to access the Wi-Fi is on the wireless router location on wall behind the coach.
12. Hulu is provided on Smart TV in the living room (password and email have already been entered)
13. As you may have noticed I do not charge my guests an extra cleaning fee as most of the homes on Airbnb do, I believe this should be a cost that that is included in the rental charge. I do ask that before checking that a few things are done:
a. dirty dishes are put in the dishwasher and turned on to clean
b. a load of laundry (towels) is started
c. garbage is picked up inside and outside of the cottage and the put in the garage can outside the back door.
14. When using the grill, please pull away from the siding on the house before using, turn off the propane and clean grilling utensils after each use.
15. Please be gentle on our cottage. This is our vacation home and yours while you are here, we have spent a lot of time any money this past year renovating the entire inside of the cottage and we continue to work on the outside.
16. HAVE FUN, walk the strip, go to the beach, have a glass of wine, go zip lining, play a round of golf, tour the bridges, ride your bike, eat, have a camp fire, play fascination, do the monster crawl and get your shirt……
