We love it when guests bring a toy for their children to play with while at the house and then leave it for the following children. Make a genuine connection with your family and friends at Carolina Elegance, our beach house on the Isle of Palms, with a new ELEVATOR and plenty of space for up to 16 guests. Here, you're just a three-minute walk to the beach, even closer to numerous classic coastal restaurants and shops on Isle of Palms, and just 30 minutes from historic downtown Charleston.

DOWNSTAIRS
Downstairs you'll find a private home theater: the living room offers a massive 62” flat-screen TV for movie nights and plenty of seating. Flat screens in almost every room. Craft elegant meals in our fully-stocked, gourmet kitchen, with plenty of cookware and utensils (including a collection of lovely wine glasses) plus plastic dishes for the kids. You need to bring the groceries.

Outside is a gas grill to make cookouts easy. You will need to fill the propane tank. A charcoal grill is also available. Just buy charcoal. Sit down for a good conversation and a good meal around the large dining table. The pool CAN BE HEATED for an additional fee (please inquire). This must be set up in advance.

Rent BOTH low-speed vehicles (golf carts that are street legal) for six adults each and zip around both the Isle of Palms and Sullivan’s Island. It is so easy to go to the grocery store, restaurants, shopping, and a blast to explore the islands while driving around. A driver's license and copy of the insurance must be provided. NOBODY under 25 is ever allowed to drive low-speed vehicles.

There is no need to blow up the air mattress — six bedrooms sleep up to 16 MAX people comfortably in king and queen beds. The downstairs primary bedroom comes with a king bed and en suite bathroom. Put guests up in the two downstairs guest bedrooms with queen beds and private bathrooms.

UPSTAIRS
In the upstairs living room, host a board game night or flip through the channels on the flat-screen TV or enjoy the covered porch right off of the living room.

Two guest bedrooms upstairs have king beds and share a bathroom. Families and kids love the enormous 6th bedroom upstairs, where they have four beds (one queen bunk and one queen over full bunk) and a private bathroom and private balcony.

This room also comes with a flat-screen ready for you to bring your game console, a private balcony, an en-suite bathroom, and sitting area.

Bring your food, flip-flops, and swimsuit — we’ve thought of the rest! You’ll have access to beach and pool toys, sumptuous linens and towels, pack and plays, high chairs, kids’ toys, and a washer and a dryer.

OUTDOOR SPACES

Grab the latest bestseller and claim a spot on one of the many decks to lose yourself in a good story. Start your day with a cup of coffee and a little yoga on the pool patio or the covered porch upstairs. End it with a glass of wine watching the kids romp in the fenced-in backyard.

The saltwater high-tech swimming pool helps you cool down from the South Carolina sun and can be heated in the cooler months for an additional fee. There is also plenty of parking in the large driveway and lots of space to play with the toys. Walk back from the beach and rinse off at the hot/cold outdoor shower before going inside or jumping in the pool.

ISLE OF PALMS AND CHARLESTON

Quality time continues down on the beach, just a 3-minute walk away. The Isle of Palms beach has beach volleyball, snack shops, and live music. With sailing, boating, water skiing, parasailing, jet skiing, and windsurfing, you can also get your adrenaline pumping.

Not sure where to start? We can recommend restaurants and attractions, so you can experience the best of the city. Downtown Charleston is just a 30-minute drive away, bustling with historic sites, delicious restaurants, and unique shops. History buffs will love visiting Fort Moultrie, Fort Sumter, the USS Yorktown, and the Citadel.

The list of other fun activities goes on and on…golf, tennis, shopping, wildlife viewing, hiking, fishing, antiquing, miniature golf, and horseback riding. If you want to do it, Charleston has it!

RENTER AGREEMENT for CAROLINA ELEGANCE

ABSOLUTELY NO PETS AND NO SMOKING/VAPING ANYWHERE ON THE PROPERTY or you will forfeit the entire deposit.

If you are renting a low-speed vehicle (street legal golf carts) there is a strict rule that nobody under 21 can drive the LSVs. Before turning over the keys we will need to have a copy of the driver's license and insurance card for each driver. There is also a maximum of six people per LSV and the police will pull you over for more than six and the fine is something like $700. You will also be asked to take and send photos of all sides of the golf carts/LSVs before getting access to the keys.

The Isle of Palms is mainly a residential community. The Homeowner’s Association is tough on short-term renters, and we need to keep in their good graces to rent our home. Loud noise after the noise ordinance hours is a violation of the rental agreement and the town of Isle of Palms. If the police have to come by because of noise the fine is steep, please make sure there is no noise from 10 PM to 9 AM outside or in the garage.

ABSOLUTELY NO HOUSE PARTIES, BACHELOR PARTIES, BACHELORETTE PARTIES, YOUTH GROUPS, FRATERNITIES, WEDDINGS, RECEPTIONS, MEETINGS, OR PARTIES ALLOWED. CAROLINA ELEGANCE DOES NOT RENT TO STUDENTS OR GROUPS OF STUDENTS UNDER ANY CIRCUMSTANCES (MUST BE AT LEAST 25 YEARS OF AGE NO EXCEPTIONS), EVEN IF A PARENT OR LEGALLY RESPONSIBLE ADULT MAKES THE RESERVATION. IF SUCH A GROUP OCCUPIES OR ATTEMPTS TO OCCUPY THE PROPERTY, IT WILL BE REQUIRED TO VACATE IMMEDIATELY, AND THERE WILL BE NO REFUNDS. NO SMOKING or VAPING OF ANY KIND IS ALLOWED IN THE HOUSE or anywhere on the property. NO USE OF ILLEGAL SUBSTANCES IS ALLOWED ON THE PROPERTY INSIDE OR OUTSIDE.

THERE ARE ONLY SIX CARS (109 Carolina Blvd) and FOUR cars at 65 Ocean Point are ALLOWED AT THE PROPERTY AT ANY TIME; NO STREET PARKING AND NO PARKING IN THE GARAGE.

In consideration of the rent received and the mutual promises contained herein, the Owner of the Rental Property does at this moment lease and rent to Guest(s) such Rental Property under the following terms and conditions:

1. Guest agrees to abide by all rules and regulations contained herein or posted on the premises related to the Rental Property. Guests' obligations include but are not limited to keeping the premises as clean and safe as the conditions of the premises permit and causing no unsafe or unsanitary conditions in the common area and remainder of the property that Guest uses. Guests agree not to use the house for any commercial activities or purpose that violates any criminal law or governmental regulation. The guest's breach of any duty contained in this paragraph shall be considered material and shall result in the termination of guest occupancy with no refund of any kind. THERE ARE NO PETS ALLOWED ON THE PROPERTY TO VISIT OR FOR OVERNIGHT. Pets anywhere on the premises will cause the guests to forfeit the entire damage deposit.

THERE IS A STRICT HOA RULE OF ONLY SIX CARS (109 Carolina Blvd) and FOUR cars at 65 Ocean Point PARKED AT THE PROPERTY - NO GARAGE PARKING AND NO STREET PARKING AND NO PARKING ON THE GRASS.

The home you are renting has a septic tank sewage system. Items such as paper towels, disposable wipes, feminine hygiene products, grease, coffee grounds, dental floss, colored tissue paper, or any non-biodegradable item should NEVER be flushed down the toilet, sink or drain.

Most plumbing problems are related to food, and sand (from washing pets, toys, or kids), hair, kitchen utensils, bottle caps, etc., and will plug drain lines quickly. Unused food and plate scrapings should be treated as solid waste for the garbage rather than scraped into the sink. Avoid using a garbage disposal. Grease and oil solidify in the lines when they cool, build up over time, and slowly plug the arteries of the septic lines and drain field. Grease and oil should be poured into a container (can, milk jug, etc.) and disposed of as solid waste. Before they are washed, pans or plates containing grease or oil should be wiped with paper towels, and the paper towels should be disposed of as solid waste. Most of the major chemicals designed for unplugging sinks do an excellent job of eating the pipes as well. Replacing damaged plumbing is very expensive, so the solution is to avoid the problem rather than to put everything down the sink and then use corrosive chemicals. Do not flush any diapers or baby wipes of any kind down the toilets - this causes clogging and a $711 cost to have a plumber come clear the pipes.

A septic system is vulnerable to bleach, laundry detergents, dishwashing soaps, and corrosive chemicals of any kind —these materials kill the bacteria that are necessary for the system to function. Accordingly, bleach must be used sparingly if at all, and the amount of detergent and dish soap should be minimized. Watch for constantly running water in toilets and sinks. If a toilet is plugged or the septic system fails, the presence of any foreign materials noted above (other than toilet paper) will result in the tenant(s) being charged for associated damages, repairs, and labor.

2. In no event shall more than the max number of persons over the age of 2 occupy the Rental Property legally allowed (109 Carolina Blvd = 14 and 65 Ocean Point = 12). No fraternities, school, civic, or other non-family groups are allowed unless the Owner grants prior consent. In no event shall Guests assign or sublet the Rental Property in whole or in part. Violations of these rules are grounds for expedited eviction with no refund of any kind. Guests at this moment acknowledge and grant specific permission to Owner to enter premises at any time for inspection purposes should Owner reasonably believe that Guests are causing or have caused any damage to Rental Property. Guest further agrees to grant Owner access to Rental Property for purposes of maintenance and repair. If listed "For Sale", Guests agree to grant access by scheduled appointment upon notification.

3. In the event Guests wishes to terminate this agreement, Travel Insurance, Damage Protection, and any processing or administrative fees are non-refundable. The amount of the refund depends on the insurance that you purchase. A full refund is available from us if the cancellation is done more than 60 days before the arrival date of the reservation. There are no exceptions to this rule.

6. Guests must inform the Owner of their intention to bring children and the specific number. A child is defined as any person under the age of 18. The maximum number of guests for 109 Carolina Blvd is 14, including children over 2 and 65 Ocean Point is 12 including children over 2.

7.No refunds will be provided due to inoperable appliances, pools, grills, etc. The Owner will make every reasonable effort to assure that such appliances will be and remain in good working order. No refunds will be given due to power blackouts, water shortage, flooding, snow, construction at adjacent properties, or mandatory evacuations of the area by county officials due to hurricanes or other potentially dangerous situations arising from acts of God or nature.

8. Guest is responsible for all shipping costs for any Lost and Found items that Owner is requested to return to the Guest. Items found and not claimed within 30 days will be disposed of at the discretion of the Owner.

9. The private pool is provided at Carolina Elegance, and it will be prepared and tested for proper and safe chemicals prior to or on the day of occupancy. The pool is cleaned once or twice a week depending on the time of year. Everyone must get out of the pool and take all toys/floats out of the pool during the cleaning process and follow the timing of the pool company as to when it is safe to get back into the pool. It should go without saying but, no sex or peeing in the pool at all.

Misuse of the pool by the spilling of foreign substances into the pool, i.e. soap, shampoo, oils, glass, or metal will result in a Service Call Charge at the sole discretion of the Owner. Violation of this provision shall be grounds for expedited eviction and forfeiture of all monies paid. Children that wear diapers must wear the appropriate swim diapers when in the pool. The pool CAN BE heated for an extra charge; the fee depends on the temperature of the water and the air temperature, so it varies from $120/day to $200/day. The pool must be heated for all days of the rental. You can’t pick and choose various days. There is no propane refill service on the weekends and when the tanks run out they must be serviced when the propane company can schedule fills. The tanks do have utility monitors on them for the propane company to monitor.

10. Linens and bath towels are supplied. No BEACH TOWELS are provided.

11. In the event Owner is unable to make Rental Property available for any reason other than described above or a reasonable substitute as determined by Owner, Guest agrees that Owner's sole liability as a result of this unavailability is to provide a full refund of all monies paid under this Agreement and Guest expressly acknowledges that in no event shall Owner be held liable for any special or consequential damages which result from this unavailability. Guest also agrees to indemnify Owner from and against liability for injury to Guest or any other person occupying Rental Property resulting from any cause whatsoever including, but not limited to, an injury sustained as a result of the use of the whirlpool tub, pool, exercise equipment, etc. except only such a personal injury caused by the gross negligence or intentional acts of the Owner.

12. The owner may terminate this Agreement upon the breach of any of the terms hereof by the Guest. Guest shall not be entitled to the return of any rental monies paid under the terms of this Agreement and shall vacate the Property immediately.

13. The agreement shall be enforced under the laws of the state of South Carolina, including any applicable rental acts of that state, and represents the entire Agreement. Any amendments must be in writing and signed by both parties. In the event of a dispute, legal action may only be instituted in the county within which the Rental Property is located. If any part of this Agreement shall be deemed unenforceable by law, that part shall be omitted from this Agreement without affecting the remaining Agreement. The owner shall conduct all brokerage activities regarding this Agreement without respect to the race, color, religion, sex, national origin, handicap, or familial status of any Guest.

14. The Rental Property offers access to recreational and water activities, including swimming. Guest fully understands and acknowledges that outdoor recreation and water activities have inherent risks, dangers, and hazards. Participation in such activities and use of equipment may result in injury or illness including, but not limited to bodily injury, disease, strains, fractures, partial and/or total paralysis, death, or other ailments that could cause severe disability. Guest agrees to fully indemnify and hold harmless the Owner and all agents, employees, or contractors for any injury or damage caused by these activities, whether caused by the negligence of the Owners, the negligence of the participants, the negligence of others, accidents, breaches of contract, the forces of nature or other causes foreseeable or unforeseeable. Guest hereby assumes all risks and dangers and all responsibility for any losses and/or damages, whether caused in whole or in part by the negligence or other conduct of the Owners or by any other person. Guest hereby voluntarily agrees to release, waive, discharge, hold harmless, defend, and indemnify Owner and any and all agents, employees, or contractors from any and all claims, actions, or losses for bodily injury, property damage, wrongful death, loss of services or otherwise which may arise out of my use of Rental Property facilities, equipment, or activities. Guest further assumes full responsibility for the actions of all persons whom he may allow to enter the property during the rental period and indemnifies the Owner from any claims arising from such other persons.

Please note that there are only exterior security cameras on the property for safety and for insurance purposes because the house is in a flood zone and in a hurricane-prone area. It is very important that nobody move, disable or cover a security camera during your stay or you will forfeit your full deposit.


NOW, THEREFORE, in consideration of the mutual agreements and covenants herein contained, Guest has read and agreed to the following:
I understand the rules and rental conditions upon which I am agreeing to rent accommodations, equipment, and use of the property, pool, and land. I acknowledge and accept that the sole responsibility for safety lies with the participant. In agreeing to this, I acknowledge that outdoor, water and exposure to the natural elements and animals can be dangerous and sometimes result in injury and even death. Steps and decks and pavers can be slippery, animals and insects can threaten and infect or injury, and exposure to the elements can cause hypothermia, and sunburn, among other risks inherent in participating in outdoor and water activities. I know that alcohol and/or drugs do not mix safely with any outdoor activity. I agree to not use any illegal drugs on the property.

I am over the age of 25 and assume responsibility for those in my charge under the age of 25. I hereby assume all legal responsibility for bodily injury to me or to any person on the property because of my visit and use, operation, or possession of equipment hired or loaned to me. Acknowledging this, I accept complete responsibility for the minor children and myself in my charge and visit the property and equipment and engage in activities or events at my own risk. I acknowledge that no smoking of legal or illegal substances is allowed in the house. No illegal substances can be used in or outside of the house.

I will abide by the rules and accept these rental conditions:
•The property I rent will be returned in the same condition in which it was rented, and I will be responsible for all damage and loss that occurs during my rental period.
•I agree to hold harmless and to indemnify the Owner of the Rental Property against all loss, damage, expense, and penalty on account of personal injury or property damage to the rental dwellers, the undersigned or to any minor child or children in the charge of the undersigned, howsoever arising, whether by act or acts or failure to act of the employees, owners or animals of the said company or property owners or not.
•I acknowledge receipt of the property in good order and condition (if found otherwise per my arrival I will contact the Owner immediately) and further agree that the Owner of the Rental Property shall not be liable for consequential damages of any kind or nature from whatever cause arising, whether property or equipment is loaned or rented.
•I agree freely with the Owner of the Rental Property at my own risk, acknowledging the risks inherent in outdoor and river activities, and assume all responsibility for the minor children and myself in my charge.
•All parties agree to and will comply with Federal, State, and County pollution laws and any other applicable laws and regulations.

I also agree, by signing this document, that I will not hold the owner "hostage" by threatening a bad review if I am held to the above rules and information. By signing this agreement you are also agreeing for all guests to read and abide by these rules.

Carolina Elegance is in a quiet neighborhood. The street in front of the house has a lot less traffic then most other streets.

There are numerous restaurants within 1.6 miles.

I grew up in Charleston, SC, and am the youngest of four siblings. While living in Napa, I had my own wine brand - Hunt McKay. We sold that brand and decided to move to Highlands, NC way up on the top of a mountain.

My husband is an engineer by day and an amazing chef at night. We love to visit Charleston because our family is here, and the food and history, and art are amazing. We enjoy sharing our home with others when we are back on the West Coast. We hope that you feel at home and take care of our home away from home in such a way that it is ready for the next amazing guest to enjoy, as well.
