Close to some of NSW's most beautiful beaches, a fabulous lake & some amazing bush walks.

2.5hrs from Canberra, 1.5hrs from Sydney airport, 23 minutes to Crooked River Winery, 18 mins to Jamberoo action park.

The house backs on to a mown council reserve which has a playground and plenty of room for a game of back yard cricket or to let the kids run free. Due to council regulations, access is unable to be given through the back gate and is only a short walk past 1 house.

On-street parking plus 2 car spots in driveway.You can see from the photos that there are stairs for external access as the property is on a sideways slope. The house, once inside, is single story and level. If you park on the road and walk across the grass there are only 5 steps into the house with a handrail.

All bedrooms, except bedroom 3, have built in wardrobes with drawers or shelves, hanging space and hangers.

For rainy days there are plenty of board games, books, a pool table and casino style games table.

The pool temperature in February is around 25 degrees in June is around 13 degrees.

Whole of house and yard.

There is a garage underneath the property that is for our personal use and may be accessed by us during your stay. We will try and keep this to a minimum and will inform you before attending.

Thursday is yard and pool maintenance day and garbage day as well. There will be someone in attendance somewhere between 9 am and 1pm. Access is only required to the garage and the yard, not the house and we will endeavour to be finished as quickly as possible. If this is inconvenient for you, please let us know and we will try and schedule another time. If we reschedule for you, we ask that you put the garbage bins out for collection.

- There are 8 permanent beds in 5 bedrooms - sleeping 12. Due to corona, beds will not be made up, the sheets will be provided in bags on each bed straight from the laundry.
- We are happy to do a Woolworths Supermarket pick up and have your groceries in the cupboards/fridge and freezer before you arrive. You order and pay online and we pick up (from Woolworths at Warilla) and unpack. Please contact us prior to arrival if you would like this service.
- For regular or long term bookings, please contact us to discuss discounts before booking the dates. Once booked, the price is not able to be changed.

Important to note:

Water: NSW is in severe drought and under water restrictions. Please be mindful of this and limit showers and other water usage.

Careful management of blinds and curtains, along with the temperate climate in the Illawarra means the house requires very little heating and cooling.

Summer: The front of the house gets the full afternoon sun. We have installed block out shutters and curtains that should be closed before the sun hits to avoid heat problems. We also provide pedestal fans for your comfort.
The rear of the house normally remains quite pleasant in the afternoons regardless of the heat of the day.

Winter:
Keeping the blinds and shutters closed after the sun has passed over will help keep the house warm.
There is a small heater in each bedroom and larger heaters in the living areas. If the weather prediction is cold we will turn the heaters on an hour before you arrive then leave it to you to manage the temperature. Please do not leave the heaters running while you are out and please turn them off as you checkout.

Cleanliness: This is an old home and is not perfect in it's finish. We work hard to keep the home clean but despite our best scrubbing efforts, some marks on walls and surfaces are there permanently (or until it is renovated). If you do find anything you are concerned about, let us know and we can assess and send the cleaner back if it is something that can be fixed.

Lost Property/Left Behind: If we find consumables eg toiletry products, pantry or food items, the cleaners will likely put them in the bin. If we find anything of value, we will try to contact you to discuss what to do with it. If you have left anything behind please contact us straight away so we can look for it for you, if we have missed it and the next guest is in there is no guarantee of it's safety.

Non-Smoking Rule penalties: If the cleaners report cigarette smell, there will be a charge of $500 to sanitise the house. Smoke does not come out easily and it means we have to wash every single thing in the house including decorations, walls and ceilings to remove the smell. If we have guests in the same day as you check out, we need to employ people on short notice to do this in a timely manner.

There are so many things to see and do in the Illawarra. You will find a folder in the kitchen with a few pamphlets. The people at the tourist information centre in Shellharbour have so much more information they can offer you. Here's a small selection:

- The lake is approximately 42km round and most of it has bike paths. You can also ride on paths as far north as Thirroul and South to Kiama with only a few sections of back roads to ride on
- Wollongong is 17km away, Kiama is 20km both have tourist information centres to help you choose and book activities.
- Amazing snorkelling and Scuba diving nearby (Try Bushrangers Bay!)
- Beautiful golf courses that are reasonably priced and very welcoming (Many have twilight golf at a reduced rate)
- Bushwalks ranging from short and flat suitable for young children (Cascades at Macquarie pass) to 20+km along the coast Minnamurra-Kiama-Gerringong) to steep (Sublime point - 800m climb with ladders) to adventurous (Macquarie rivulet canyon and Jump Rock).
- Many clubs and pubs locally and a thriving nightclub environment in nearby Wollongong
- some local clubs have a courtesy bus

Guthrie and I moved to the Illawarra in 2001 and still can't believe how lucky we are to call such a beautiful place home. We hope you enjoy the area as much as we do!

A carton/bottle of milk will be provided for your first cuppa / breakfast.
