PARKING - Street parking is free - please read the signs. Make note that it is a one way street. Police will ticket you if you are parked on the wrong side. There is also parking space in the driveway.

RECORDING DEVICES - No need to be worried!! Before discussing the devices I want guests to know that I still want everyone to have a great time, use the house as you like, and want to respect your privacy. However, with that said the reason for the cameras and decibel meters is that I am stepping up precautions to limit the number of guests in the home, prevent parties, and keep noise under control. All devices are running 24/7. If any of these devices capture you or your fellow guests breaking house rules, you will be subject to the fines in the rental agreement that must be signed. If there is content captured showing disobedience of the rules, it will be sent in to the site you booked the reservation on holding you accountable and holding you to fines. You also may be asked to leave the property with no refund in certain circumstances. See more below. Like mentioned, recording devices are meant for the sole purpose of keeping the house, neighborhood, and guests safe. We do not want any form of party in the house and will not tolerate inappropriate behavior.

There are 2 outdoor cameras that record both voice and video. One is on the front door and the other is on the 3rd floor deck. There are 3 decibel meters that record sound levels. One indoors - in the living room. Two are outdoors. One is on the ceiling of the front door overhang. The second is on the 3rd floor deck on one of the walls. Please reach out to the host if you have any questions or concerns. There are indoor cameras throughout the home that are no longer in use (just have not had them removed). See more detail below. If any recording device is covered, tampered with, etc you will be fined $1,000.00.

As of 11/24/20, booking 1 night stays will require a $2,000.00 additional security deposit which would be requested through the resolution center. As long as the guest does not break any house rules below, the $2,000.00 will be sent back to the guest within 24 hours of check out. This extra deposit is in place to en-sure that 1 night stays are being respectful to our home and neighborhood. Host will unilaterally decide if this deposit is refunded in full or not after a thorough inspection of the home upon check out.

HOUSE RULES - you must sign a rental contract holding you accountable for the following rules before entering the listing. Host will send you the contract by email.

NO PARTY POLICY -

1. Absolutely NO PARTIES allowed. If it is found advertised on social media that there is a party, footage from outdoor cameras showing more than 10 people coming into the home, or police reporting a party $3,000 will be taken from the security deposit and you will be asked to leave the property immediately with no re-imbursement for the stay. We have a 0 tolerance policy for any type of party.

NUMBER OF GUESTS POLICY -

1. As of 11/17/20, only 10 guests are allowed into the home per stay. We are following by all of Gov. Murphy’s indoor COVID restrictions. There is a fee of $2,000 if it is found that there are more than 10 guests in the home and you will be escorted off the property by our security company. By renting this home you are agreeing to the fact that there are outdoor cameras that record video and voice. If host sees more than 10 guests coming into the home by way of camera, security company will be dispatched to the home and you will be asked to leave with no refund for your stay. If it is found on social media that there are more than 10 guests in the home, screen shots will be taken and security company will be dispatched to the home and you will be asked to leave with no refund for your stay.


CHECK OUT POLICY -

1. If guest checks out after 11am a charge of $300 will be added to the final bill. You must fully be off the property by 11am. If you are still in the driveway the outdoor camera will capture video/pictures documenting you at the home past 11am and that content will be sent to airbnb charging you the fee. Unless you paid for late check out then you will have permission to stay until the designated check out time. If guest checks in any time before 4pm without permission for an earlier time from the host, a charge of $300 will be added to the final bill. Unless you paid for early check in.

POOL/HOT TUB POLICY -

1. At check out, if the pool is found to be cloudy, bubbles on top, sand at the bottom, trash/misc items such as confetti, stones, anything else that is not supposed to be in there….if it is found in the filter or in the pool, etc. the guest will be charged $250. We take a photo of the pool before you arrive and a photo when you leave with dates and time stamps for documentation purpose.
2. Outdoor hot tub must be covered after use and at the end of the stay before check out to avoid a fee of $100. If anything is found inside it such as the items above under #1, or the water is dirty, you will be charged an additional $100. We take a photo of the hot tub before you arrive and a photo when you leave with dates and time stamps for documentation purpose.
3. If maintenance finds the indoor pool/hot tub heated without guest paying upfront, $375 will be charged as a fee. Host has IAquaLink app which shows if the pool/spa is being heated or not. Screenshots showing times and dates of the heating will be sent to airbnb.

CLEANING POLICY -

1. The cleaning fee of $450 is for standard house cleaning (washing linens, cleaning out appliances, vacuuming, washing floors, cleaning all surfaces, etc.). Anything that is beyond a standard cleaning - the guest will be charged an additional $450 fee. The host will unilaterally decide if the guest has made a mess beyond a standard cleaning. See more details below on how to properly clean up.
2. All trash in the house needs to be inside trash bags and then taken to large cans on the side of the house. If any trash (water bottles, tissues, wrappers are left anywhere but in the trash you will be charged a $100 additional fee.
3. If ANY dishes and or food is left in the sink or on counter tops or on the floor there is a fee of $100. Dirty dishes all need to be placed into dishwasher.
4. If furniture, carpets, linens, pillows or anything in the home is found to be ruined (broken, stained, destroyed in any way) charges will occur at the owner’s discretion depending on the damage.

SMOKING POLICY -

1. If host finds that cigarettes, marijuana, or any other form of tobacco was smoked inside the house or on the 3rd or 4th floor outdoor decks (ash, cigarette butts, marijuana residue, cigarette residue, burn holes) the fee will be $600 from the security deposit. The outdoor deck camera that captures video and voice and recordings will be taken and submitted to the site if you are smoking.
2. If smoke detectors are tampered with (batteries taken out, proof that batteries were moved, or any kind of alteration to any of them) at the host’s unilateral judgement the guest will be charged $500 from their security deposit.

NOISE POLICY -

1. Noise must be kept to a normal speaking level while inside and outside the home (no yelling or loud music). Like mentioned above the decibel meters throughout the home measure the volume of sound (no recordings). Host will get a notification on her cell if the noise goes above the practical level determined by the NoiseAware app. You will be notified once with a screen shot from the app and asked to quiet down. A second warning will be issued the same. A third notification will prompt the security company to be dispatched to the home and you will be asked to leave with no refund for your stay.
2. If one of the 3 decibel meters are unplugged or tampered with there will be a fine of $1,000.00


LAYOUT -

The 1st floor ground level has the indoor pool, fireplace, bar area, laundry, 2 BRs w/ 1 queen bed in each & 3 bathrooms. There is a back sliding door that goes to the back patio and another side door that guests can come in and out of. The 2nd level is your main level and it has the kitchen, family room, wine bar, & overlooks the pool on the 1st floor. The 3rd level has 2 BRs. The master has a jacuzzi tub & the bedroom has 2 queen size beds with access to the outdoor deck. The 2nd bedroom has 2 queen sizes beds and a full bath and a wet bar. The 3rd level also has a hot tub, outdoor living room & fireplace, wet bar, & outdoor seating...from there you go up to the 4th level which is a sun deck w/ chairs w/the most amazing views of the beach, ocean, and the Atlantic City skyline.

In the kitchen we have some basic condiments that other guests have left at the home but it is not fully stocked so please bring your own spices, oil, etc. to cook with. We do have a fully stocked kitchen in terms of plates and silverware and pans.
