Eden Beach Retreat holiday home is a modern, light and bright fully furnished family home, situated in Perth's northern suburbs on the stunning Eden Beach side Estate.

It is the perfect base to stay and enjoy the sites and scenes of wonderful Western Australia!

Situated around the corner are beautiful landscaped parklands and play areas and in just 10 minutes stroll you will be standing on a vast, white, sandy beach, at the edge of the great Indian Ocean!

HOUSE RULES

Complying with these House Rules at Eden Beach Retreat is a requirement of the vacation rental agreement. Failure to adhere to the below House Rules may result in penalties such as deduction from the security deposit.
1. GENERAL REQUIREMENTS
a) All guests (and visitors) must comply with all House Rules and any other instructions from the property owners Kirsty & Andrew Wood during their stay; and
b) Guests must notify the property owners of any disputes or complaints from neighbours as soon a reasonably practicable.
2. NOISE AND THE NEIGHBOURHOOD

a) Guests are fully responsible for the safety and security of their children at all times as well as any disturbance caused to other residents in the Neighbourhood.

b) Guests and visitors must keep noise to a minimum as not to disturb the occupants of neighbouring properties – especially during night-time hours (11pm – 7am), and upon arrival and departure;

c) Excessive noise is prohibited at all times and may result in termination of the vacation rental agreement, eviction, loss of rental paid and extra charges which may be deducted from the Security Deposit.

3. GUESTS/VISITORS

a) 2 Guests are allowed a maximum of 6 visitors, 4 Guests are allowed a maximum of 4 visitors etc., no more than 8 persons (this includes children) in total at the property at any time during their stay.

b) Guests are responsible for ensuring maximum visitor numbers are not exceeded, and that visitors are complicit with the House Rules.

4. PARTIES & GATHERINGS

a) Parties and large gatherings of any kind a strictly prohibited at Eden Beach Retreat; and
b) Any small gathering must comply with other rules set regarding Noise, The Neighbourhood and Visitor numbers.

5. PARKING

a) Guests and visitors are to comply with parking regulations and other requirements set out below and show consideration to neighbours and other vehicles; and

b) Parking arrangement at Eden Beach Retreat are as follows;
Your vehicle/s must either be parked in the garage (1 car space) and/or driveway (2 car spaces).

6. GARBAGE AND RECYCLING

a) Guests and visitors are to dispose of Garbage and Recycling in accordance with the usual practice at Eden Beach Retreat (as set out below) in the allocated trash cans and excess rubbish must not be left in public or common areas; and

b) Garbage and Re-cycling arrangement at the Eden Beach Retreat are as follows;
Please empty all rubbish from internal bin into wheelie bins. Re-cycling (glass/card/paper etc) to be placed in the green bin with yellow lid and general rubbish (food etc) to be placed in green bin. Bins to be placed at the edge of drive way, lid opening facing the road, every Monday evening ready for emptying Tuesday morning.

7. SECURITY

a) Any time guests leave Eden Beach Retreat, it is their responsibility to ensure all windows and doors are closed/locked to maintain security and prevent rain and water damage.

b) Guests must switch off lights, air conditioning, fans, electronics such as televisions when not in use to promote energy saving. It is not permitted to leave the air conditioning on when guests are absent from Eden Beach Retreat.

8. SMOKING
a) Smoking is NOT permitted inside Eden Beach Retreat.
b) Cigarette butts must be disposed of properly (in ashtray provided) and not thrown on the property grounds. Failure to do so will result in a deduction from the security deposit.

9. PETS
a) Pets are NOT permitted at Eden Beach Retreat.

10. BBQ
a) BBQ is provided for your convenience. Please use with care, ensure gas bottle is turned off when not in use. Please clean BBQ thoroughly after each use.

11. DAMAGES & BREAKAGES
a) All damages and breakages must be reported to property owners as soon as reasonable practicable. Failure to report them will likely result in a penalty deduction from the security deposit. And;
b) To avoid Damages and Breakages, no furniture is to be moved from one room to another without prior agreement. Also;
c) No bathroom towels are to be removed from the property (i.e. for beach use). Separate beach towels are provided for this purpose.

12. CHECK-OUT
a) Check-out 10.00am
b) Please leave property as found…Clean & tidy.
Cleaning equipment, vacuum, brush, mop and bucket etc., are stored in the garage for your use.
Remove all personal possessions and all rubbish to be placed into the bins outside.
c) Security – Please turn off all TVs, lights, air-conditioning etc., lock all windows and doors and place keys back into key lock box.

14. COMPLIANCE
a) Breach of any of these House rules is a breach of the Terms and Conditions of occupancy as per the Rental Agreement.
The Owners reserve the right to terminate permission to occupy and to evict from the Eden Beach Retreat, any guests or visitors who refuse to follow these House Rules or who cause a nuisance to neighbours or other residents of the community.

Blue sky, sunshine, crystal clear water and white beaches. It’s what coastal life at Eden Beach in Perth is all about.

Not only is the beach within walking distance from your holiday home in Jindalee at Eden Beach but it’s one of the few communities in the area to offer direct access to 1.5-kilometres of swimming beach.

Only metres from this beach is the foreshore reserve, ideal for families with its picnic tables, outdoor settings and barbecue facilities.

Slides with multi-level play cubes, climbing structures and a toddler play area with swings and a sandpit are ready to enjoy.

Construction is almost complete on the $3million, 250 seat beachside café/restaurant. Set to become the perfect place for breakfast, a leisurely brunch or to enjoy a picture perfect sunset after another great day at Eden Beach.

PARKS AND PLAYGROUNDS AT EDEN BEACH

In total, the Eden Beach in Jindalee will have 10 beautiful landscaped parklands, with two on Faba Lane and Reflection Boulevard already complete. They cover 6,700sqm and include a feature playground, custom furniture and seated and shaded structures.
The Eden Beach Foreshore Park and Playground caters for children of all age groups and overlooks the beachfront and foreshore. Slides, multi-level play cubes, climbing structures and a toddler play area with swings and a sand play area as well as custom-shade structures are a popular destination.

10% of Eden Beach has been set aside as dedicated conservation areas, including a foreshore conservation area with coastal limestone walkway.

Extensive coastal landscaping has also been carried out to protect and rehabilitate the sand dunes.

WELCOMING 'THE EDEN' TO EDEN BEACH, JINDALEE IN EARLY 2019

'The Eden’ beach club is coming soon to Eden Beach, Jindalee. Anticipated to launch in early 2019, the $3million, 250-seater licensed beach club will be a hub of activity in the north, providing drinks, coffees and snacks by day and dinner and drinks by night.

With such significant growth in the northern corridor, restaurants like The Eden are set to become a regular hangout for locals as well as visitors from further afield.

The new beach club has been built with lifestyle in mind, constructed facing the water and adjacent to the Eden Beach Foreshore Park and Playground to capitalise on the beautiful sunsets Western Australia is famous for. With direct beach access across from the beach club, weekends and after-work catch ups with loved ones will have a new meaning for the Eden Beach residents and wider local community.

The beach club’s elevation and alfresco make the most of its 200m proximity to the beach and iconic ocean views. With a kiosk fronting the park to serve takeaway coffee, ice creams and casual snacks, The Eden will be multi-purpose and an all-year-round amenity. Public toilets will sit underneath the elevated beach club with space designated for storage of Surf Lifesaving Australia equipment.


ENJOY 360 DEGREE VIEWS FROM THE CONSERVATION AREA

Take a slow evening stroll or an early morning run up to the elevated position at the top of the beautiful Conservation Area at Eden Beach. From here, you'll enjoy views over the entire estate, including the stunning Jindalee Beach. Unspoilt nature and pristine coast - some of the benefits residents of Eden Beach will always have right on their doorstep.

TRANSPORT AT EDEN BEACH ESTATE

The estate is located 40km north of Perth CBD which is easily accessed from the Butler Train Station only two minutes’ drive to your beach side holiday home, making access to the CBD easy and relaxing.

If you prefer to drive to the CBD, it’s only 35 minutes’ away, via the Mitchell Freeway.

There are also TransPerth bus routes that service the area regularly.

SHOPPING AT EDEN BEACH

When it comes to shopping, you’re spoilt for choice. Eden Beach in Jindalee is just a short drive to Lakeside Joondalup, one of the biggest shopping centres in the region.
And there’s so much more: Brighton Town Centre is only five minutes’ away featuring Aldi, BCF, Supercheap Auto, Repco, McDonalds, KFC, Red Rooster, State Swim and a Medical Centre plus a range of specialty stores.
