Situated off of a quiet lane on an acre of land, this modern residence offers a peaceful and quiet Hamptons getaway. 3 wonderful bedrooms , 2 modern bathrooms and a heated pool offer a relaxing Hamptons escape. The house is beautiful, tranquil and very comfortable. THANK YOU!

The living room and two master bedrooms open out onto the oversized deck and the heated pool. The Private deck is perfect for outdoor dining, grilling on the new Weber Propane Grill and/or just lounging by the pool. The indoor / outdoor floor plan provides an open and relaxing feel that is perfect for those wonderful summer days. The beds are comfortable and the home is fully equipped and ready for relaxation and family enjoyment.

Communication is extremely important. No events/Parties No Bachelor or Bachelorette parties or photo shoots without the permission and communication w the owner. This is a strict policy. Any false statements will terminate the lease. Additionally, an accurate number of people must be recorded. This will be verified upon "check in." Please note, the house has a security camera outside doorbell for house protection. The number of people can be verified entering the house. Additionally, no guests or people " just over for drinks" without approval or knowledge of the owner. We do not tolerate deception. This is verified on the doorbell device. If you are honest and fair with us, we will go over and beyond to be sure your stay is the best possible stay. Additionally, trying to cover or alter the device will result immediate termination of the lease and no refunds will be granted. Additionally, no entertainment policy without prior communications. This includes chefs, assistants, housekeepers, music coordinators, DJ's, party planners or any other person considered as a hired guest. This will result in termination of the lease. Again, dont even consider having or asking for a bachelor or bachelorette party. No Yoga instructors, Personal Trainers, or Massage therapists without prior knowledge of the owner. If any evidence or witness if this occurs, The owner has the right to terminate the lease. No moving the furniture. No beer pong or any juvenile games. No Diving or rough pool play. The house is meant for your comfort and family / personal enjoyment. The Lease recorded and paid guests are the only people permitted. NO PETS WITHOUT Permission.

Pool Access is limited to the seasonal dates of May 15th to Sept 15th. Pool heat will be provided between MD and LD. No pool heat will be provided in the rain. Pets are permitted on a case by case basis. Please reach out with those requests.

CONDITION AND USE OF PROPERTY The Property is provided in “as is” condition. Rental Agent shall use its best efforts to ensure the operation of all amenities in the Property, such as internet access, cable TV access or pool. Rental Agent shall not be held responsible for such items failure to work, but will make every effort to correct any issues as reported as quickly as possible. Guest acknowledges that use of amenities such as pools, , decks, and the like may be potentially dangerous and involve potential risks if improperly used, particularly with regard to children and such use is at the Guest’s own risk. Guest shall use the Property for residential purposes only and in a careful manner to prevent any damage or loss to the Property and keep the Property in clean and sanitary condition at all times. Guest and any additional permitted guests shall refrain from loud noise and shall not disturb, annoy, endanger, or inconvenience neighbors, nor shall Guest use the Property for any immoral, offensive or unlawful purposes, nor violate any law, association rules or ordinance, nor commit waste or nuisance on or about the Property. RISK OF LOSS AND INDEMNIFICATION Guest agrees that all personal property, furnishings, personal affects and other items brought into the Property by Guest or their permitted guests and visitors shall be at the sole risk of Guest with regard to any theft, damage, destruction or other loss and Rental Agent shall not be responsible or liable for any reason whatsoever. Guest hereby covenants and agrees to indemnify and hold harmless property owner and their agents, owners, successors, employees and contractors from and against any costs, damages, liabilities, claims, legal fees and other actions for any damages, costs, attorneys fees incurred by Guest, permitted guests, visitors or agents, representatives or successors of Guest due to any claims relating to destruction of property or injury to persons or loss of life sustained by Guest or family and visitors of Guest in or about the Property and Guest expressly agrees to save and hold Rental Agent harmless in all such cases. RELEASE Guest hereby waives and releases any claims against Rental Agent, the Property owner and their successors, assigns, employees or representatives, officially or otherwise, for any injuries or death that may be sustained by Guest on or near or adjacent to the Property, including any common facilities, activities or amenities. Guest agrees to use any such facilities or amenities entirely at the Guest’s own initiative, risk and responsibility. -----POOL RULES------- Do not use or allow the pool to be used alone. Minors under the age of 18 shall not utilize the pool unsupervised. Unsupervised use by children is strictly prohibited. Never leave children alone in the vicinity of the pool. Do not add anything to the water, including foaming bubbles, chemicals or bath oils, etc. If any of the above items are added, additional cleaning fees will be assessed. No candles or glass is allowed in the pool area or in the pool. No Shoes are allowed in the pool. Absolutely no pets are allowed in the pool. Absolutely no electrical appliances should be used in or near pool. If any damage occurs to the pool liner, the guest is responsible for full replacement of the pool liner. Guests agrees to fully reimburse and indemnify operator for damage cause to the pool during lease term , including damage caused by any person, including invited or uninvited guest, pets, animals or children. The pool is serviced and chemically treated weekly. Surrounding patio/deck may be slippery when wet. By electronically accepting this agreement, guest agrees to abide by the above conditions and hereby swear the information provided above is true. Guest agrees to the terms of this agreement and has read and understands the cancellation policy and give operator permission to charge credit card accordingly.
