The Space description
Full Family house with 1 or 2 bedroom (your selection) independent PRIVATE granny flat NOT SHARED with other people,only for the family, tourist group and work group.
The basic fee plus cleaning is for use of One Main Bedroom with Extra-Double Bed for 1 or 2 people (couple),
Then we have 1 Second Bedroom with 2 single beds for two additional guest's each must pay $20 per person per day. Also people pay extra $20 per day per person when 2 people decided to sleep in separate rooms .
Also we have 1 sofa bed in Lounge (if required) to accommodate extra 1 or 2 guests at a rate of $30 per person per day, we recommend this sofa bed use for not so many days. PLEASE SELECT THE EXACT NUMBERS OF GUESTS INCLUDING YOU AND ALSO THE NUMBER OF ROOMS IF YOU WANT PEOPLE SLEEPING IN SEPARATE ROOMS.
Facilities include a lounge-dining room, kitchenette (basic only for breakfast, supper, coffee), bathroom complete with 2 way access. Included WiFi Internet, Secure parking. Full Privacy for families or trading professional workers, tourists, visitors from interstate, overseas.

400m walk to bus and train station only 5 min driving or 10 min by bus or 20 minute walk. 20-30 Min from Airport.
Location of Shops and Restaurants
Casula arts powerhouse is located a short 15 min walk through a beautiful reserve or 5 min drive.
Shopping Centers (Casula Mall), Woolworth supermarket (open until 10pm) at walking Distance with fast Foods Outlets (Casula Central), Restaurants, Pubs, Hardware store, Big Supermarkets Coles open till midnight, Gyms, Pizza Shops, etc.

Check out and Check in
are set at 10am and 3pm respectively but still we are flexible and we can agree to different times depending on new guests arriving or leaving before and after or other circumstances. Self Check in is also available for extra commodity of guests arriving late or other circumstances.

1 . Be respectful, quiet and caring with all your neighbourhood and environment inside and outside the house.

2.Please DO NOT SMOKE inside the house if you do outside the house please extinguish and pickup all cigarettes rubbish and also dispose all rubbish from house Daily in the bin provided. Chair provided outside and pots for dumping butts.

3.Please if you drink alcohol with foods have to be in absolute moderation at all time and never in the street or outside the house.

4a. Please do not attempt to wash in the house shower or vanity as piping damages was received due to this practice, there are some laundromats for washing-drying nearby (self serve ).

4b.Please be considerate in relation of all the electrical PLEASE TURN OFF ALL DEVICES WHILE YOU ARE OUT OF THE FLAT, all devices inside the house must be looked after. Any defect shall be reported to the owner and not trying to repair or intervene yourself. Overseas people please check voltage of appliances before is connected. ALL BREAKAGES of glasses, cups, appliances, etc should be REPORTED to owners before or at CHECKOUT for costing estimation. PLEASE DO NOT EAT IN BEDROOMS, YOU MUST PAY FOR STAINING THE BED LINEN, WALLS, CARPETS, ETC.

5.Please be Energy Wise when using the Electricity and Water, these utilities are provided but over certain limit will be charged an excess. Please be careful not to leave lights and devices ON (Air conditioning, Cooktops, TVs, etc.) While you are not at home or during the night only the necessary light to remain on. Maximum Consumption by guests is equal to our consumption in the main house 9KWH. Extra Consumption should be paid .

6. Please Pay in advance, we accept modifications including additional guests or extra days after booking but payment must be agreed before arriving.

7. We provide one or two spots of parking but If you have more visitors with car please park them on the street in any of the vacant spaces and never obstructing the driveways (we will indicate the spots possible to park on the street if required). In an emergency case please call us if you need help to extra park them in our driveway.

8. TUESDAY NIGHT you should be putting your rubbish bin on the street grass next to letterbox. Collection of Rubbish is on Wednesday early hours and for that reason please do not park on the Street Tuesday night –Wednesday Morning even in areas next to driveways because they will be limiting the capacity of operation of Collection Trucks.

9. If you Cook ALWAYS REMOVE COVERS of cooktop plates and TURN ON Fan of Rangehood (at Max Speed 2 or 3) and later clean the pots, dishes, cups, glasses, cooktop plate and any spill on the kitchenette table, microwave and/or frypan used. COOKTOP provided is to be used only one burner not both . Please Cook in the kitchenette only basic meal , breakfasts, supper not more. Buy Food in the many Food Outlets available and use the microwave to reheat, do not think to cook foods.

10. Please Clean the House at all time and keep things in order; there will be an inspection and revision of cleaning each week for longer stays, after agreement between guests and owners.

11. Any problem please ring us on our mobile or house phone or SMS or email.

12. Toiletries soap, shampoo, toilet rolls, tea, coffee, sugar and milk. One basic supply will be available only at the beginning of the lease, later is your responsibility to resupply.

13. Bed Linen is supplied, Towels and Tea Towels everything has been thoroughly clean, sometimes is new sometimes is used but always hygienically washed.
For people staying more than 5 days if necessary they can request extra towels, calling the owners.

14. Air Conditioning is a brand new Split system located in main room. Air conditioners engineers advised that the installed capacity allow to reach all rooms providing internal doors are kept open and fans in bedrooms are ON for some time. We ask our guests to use the "Good Sleep function" + "Set" in set times of 1 hour at a time to save energy.

16. If you break any of these rules and guidelines you will be not welcomed in this family house.

Our neighbourhood is very quiet and we have a nice cul de sac street, with no traffic except for people who live here.

Buses Train
There are Buses every 10 min only 400m away. Train Station is a lovely 20 minute walk or a short 10 minute bus ride ( From Glenfield Station, the best and fast line T8 to airport).
Airport & Football Stadiums
From the airport we are a 20-45 min (depending on traffic) drive. From the M5 motorway heading south (towards Canberra/Campbelltown) we are situated off the second Liverpool/Casula exit.
City CBD is 40-45 minutes driving (depend on traffic)
City Central Station is 30-40 minutes by train via Airport line plus 10 min bus to station
Airport is 25-45 minutes driving (depend on traffic)
Airport is 30-35 minutes by train plus bus to station ( From Glenfield Station, the best and fast line T8 to airport)
ANZ Olympic Stadium is 35 min driving but is only 45 min by train via South line transfer at Lidcombe station from Glenfield Station with free parking, normally tickets to events include free trains.

When families stay with children specially toddlers 2-6 at our flat we always recommend for those families with children to be aware of the safety of the children, we are worried about safety things (around cooktops or power to TVs), supervision of children or the fact that there is no backyard only a small front yard, please inform us if you are bringing your own cot and prams.
We have Air Conditioning, Wi Fi Internet and we can supply extra blankets if requested.
We also supply initial basic tea, coffee, milk and bathroom products, after that is user responsibility.
We have one portable hair dryer at bathroom vanity.
There is no laundry at our house . Closest Laudromat Self Serve is located 3.3km away in 72 Hoxton Park Road open until 10pm.
Another one at Macquarie 345 Liverpool open 8 to 5.30pm.
Another self serve at Campbelltown in front of Train station open until 11pm.

Our neighbourhood is very quiet and we have a nice cul de sac street, with no traffic except for people who live here.

Walk to Reserve Parks are only 600m from the house. Bike and pedestrian roads are inside this protected area. PowerHouse Museum is only 2 km away, around 15 minutes walking. Casula Library is about 1km next to Casula mall shopping (Kmart and Coles are open 24 hrs). Gym are only 500m away.
Council do not allow dogs unleashed on the street, normally all is good, please walk safely if you see something please report it.
If access to our street is blocked take note of the rego plate and please call the parking rangers at Liverpool City Council Emergency Number.

We are a married couple with a Spanish background who live with our daughter Michelle . She is the boss now and help us with the listing as it is become very hard to maintain the place in the best possible manner for you. We all like to travel and have been to Europe, Asia and most recently South America. We like all Sports things like soccer, rugby union, rugby league and AFL. Movies and Concerts, all sort of music. We also love eating South American pastries and my wife likes to cook and craft. We even have the best South American Bakery and Cakes only 5 min drive from here! As your hosts we will always make ourselves available for any questions and assistance to make your stay a great experience!
