This renovated 3BR/2BA lower duplex apartment is within easy walking distance of most of the restaurants, shops, night spots, and attractions you'll want to visit while in Historic Downtown Saint Augustine. Lake Maria Sanchez is just a 1-minute walk, the Intracoastal Waterway 4, Flagler College 5, the Plaza de la Constitución 8, and the Castillo de San Marcos is just a 15-minute walk from the property. I had the pleasure to meet the previous, lovely owners who occupied and hosted this property for several years. It has over 100 5-star reviews of this lower duplex unit, the upper unit, and both apartments rented together. I am looking forward to providing you with a beautiful space, excellent service, and a pleasurable stay as your host. I firmly believe in hosting others as I would want to be hosted.

THE HOUSE: The duplex was built in 2006, and both of the 3BR/2BA approximately 1500 sq ft apartments were almost totally renovated with the comfort and enjoyment of vacation rental Guests in mind. For many of our Guests, a main drawing point will be that you can just park your car and walk to most of the popular tourist attractions, bars and restaurants – or just take a casual stroll, jog, or bike ride through some of the most peaceful and beautiful residential areas of our wonderful city.
THE PROPERTY: The first things you will likely notice about the property are the well-kept garden on the east and south sides of the property covered with Florida-native plants, palms and live-oak trees, and the red-paved driveways on either side of the building. The driveways lead around the building to a large uncovered gravel parking area in the rear where each unit has dedicated space for up to 3 standard-size vehicles (18 ft max). The outside sitting area for this unit is on the front porch (where the entrances to both units are located) and has a small table with two chairs and two rocking chairs for the sole use of our downstairs Guests. The east-facing porch is perfectly suited for enjoying your coffee in the morning sun or evening beverage in the shade, and generally watching the world and the occasional horse-drawn carriage go by on Cordova Street.
THE LIVING ROOM: Accessed through the porch entryway, the living room looks out onto the quiet residential street through two large east- and north-facing windows. Like most of the rest of the apartment, the living room has new flooring, and offers two comfortable over-stuffed chairs, a large leather couch, and additional seating with Ottomans (for a total of 8 spaces), making it a perfect place for planning the day's activities, watching a movie, or relaxing with a book.
THE KITCHEN & DINING AREA: We are confident that our Guests (especially those who love to cook and eat) will enjoy the brand new kitchen where two can easily work side-by-side. The new cabinets and granite counter-top, the new French-door cabinet-depth frig and new (and very quiet) Bosch dishwasher, and the stainless-steel stove and microwave, as well as other counter-top appliances and all the necessary pots and pans are sure to please the most demanding cooks. The adjacent dining area with seating for 6 is the best place to enjoy your breakfast as you and the members of your group bask in the morning Florida sunshine flowing through the large east- and south-facing windows. And although there are many fun, tasty, and romantic places to eat in St Augustine, most of our Guests will appreciate the flexibility of enjoying a fine or family-style meal in your home-away-from-home. We even provide a great assortment of herbs, spices and other goodies to get you started.
THE BEDROOMS, BATHROOMS & LAUNDRY: All three bedrooms are quite large and comfortable, from the Master (12 ft x 14 ft) with a King bed and en-suite bathroom, to the Guest bedroom (with a Queen bed and direct access to the Guest Bathroom) and 3rd Bedroom (with two Twins and access to the Guest Bathroom through the hallway) -- each 12 ft x 13 ft. All bedrooms have new flooring and ample space for clothing and luggage, but perhaps the best part is that they overlook the parking area to the back of the building which is almost totally shielded from the neighboring property by a line of tall trees and other foliage, along with a 6 ft shadow-box wood fence with knee-wall. This makes for an excellent privacy barrier and gives the feeling of living in a downtown enclave. Both bathrooms include new vanities and toilets and large showers, and the laundry room is outfitted with a new high-capacity/efficiency Kenmore washer and dryer.
ENTERTAINMENT AND CONNECTIVITY: The apartment is served by cable TV (with 200+ channels), high-speed Internet (up to 50 Mbps) with WiFi, and an Internet-based phone system.

Guest access
Please note that while both units are accessed from the porch, the porch seating area is for your exclusive use as the downstairs Guests (the upstairs Guests have the balcony).

Guests have access to the entire apartment (with the exception of two private storage closets), as well as the porch, the garden, and the rear parking area where each of the two apartments has a dedicated space for up to 3 standard-size vehicles.

Unit 1/downstairs vehicles must park to the right of the shed in the parking area, and Unit 2/upstairs vehicles must park to the left of the shed.

Additionally, Unit 1/downstairs vehicles must use the right driveway, and we request that Unit 2/upstairs vehicles use the left driveway -- but since the left driveway is a bit narrower than the right driveway, Unit 2/upstairs drivers who find it too narrow may use the right driveway. All Guests must, in any case, take care when entering/leaving the parking area, including when opening/closing the driveway gates.

And each apartment has its own Weber grill (with side-table) and 4 chairs for relaxing while you cook in your unit's space in the parking area.

THE "PER NIGHT" PRICE shown in the upper-right corner of this listing (above the fields where the traveler may input desired dates and number of Guests) is an AirBnB system 2. ESTIMATE of the NIGHTLY RENTAL RATE (not including applicable tax or fees) for a group of **UP TO 4 PERSONS**. As such, that price MAY NOT REFLECT the actual rent portion of the TOTAL COST, depending on the DATES SELECTED and NUMBER OF PERSONS in your group.
3. ONCE YOU INPUT YOUR DATES AND NUMBER OF GUESTS (and assuming the dates are available), the system will display your itemized costs. IF YOU CLICK ON THE "?" ICON next to each cost category, you will see an explanation of the cost. IN THE CASE OF THE "BASE PRICE" (i.e., rent cost), you will see the standard per night rent portion of the total cost FOR UP TO 4 PERSONS.
4. IF YOU HAVE MORE THAN 4 PERSONS IN YOUR GROUP you will also see an "EXTRA GUEST FEE" entry, which is $15/person/night for EACH of up to 2 additional Guests (beyond the standard 4) -- for a total of up to 6 persons (the MAXIMUM occupancy).
5. FOR STAYS OF 21+ NIGHTS, the MAXIMUM OCCUPANCY is typically 4 persons (no more than 2 unrelated persons/couples in the group) at the sole discretion of the Owner (additional terms and conditions may apply for stays of 60+ nights).
7. LONG-TERM BOOKING & PRICING INFO AVAILABLE ON REQUEST: Although the AirBnB system will indicate that we do not allow bookings of more than 30 nights, stays of 45+, 60+, and 90+ nights MAY ALSO BE POSSIBLE **AT THE SOLE DISCRETION OF THE OWNER**, and will typically receive increasingly discounted pricing beyond the automatic 28+ night discount. A stay of 185 nights (the maximum allowed) would NOT BE CHARGED the "Occupancy Tax" since it qualifies as a long-term rental, and may also qualify the Guests to seek Florida residency if so desired (details provided on request).

Please submit any questions or concerns regarding ROUTINE matters via the AirBnB messaging system prior to, during, or after your stay. I will typically respond within 2 hours between 8 AM - 8 PM, or the next morning for messages received outside those times. I also have direct contact with other reliable and trusted individuals in the area who will be able to assist you as needed. The apartment has a security system for alerting first-responders in case of emergency.
