This is a 2,000 square foot peaceful 1880s two-story farmhouse on a totally private, wooded 8 acre lot just 500 meters from Keuka Lake. 10 min from the coolest small town: Hammondsport. Pet friendly and close to all Finger Lakes attractions including wineries, waterfalls, Watkins Glen, Corning Museum of Glass and more. Recently restored - new central air, cozy antique wood stove, brand new country kitchen with large farm table, outdoor fire pit, two master BRs, claw foot tub and more.

***Our home is a safe space for folks from all marginalized groups. We welcome guests of all races, faiths, genders, and sexual orientations.***
• Because it has never been a rental until mid 2020, it is special and personal and lovely. (It is our family vacation home, but now that the kids are older we get there less often)
• Because of its layout including two living rooms, and two master bedrooms at opposite ends of the house, plus two more bedrooms and lots of space, it easily suits two couples or a family with teens. But it's also great for a couple or a small group of friends.
• Brand new kitchen cabinets, countertops, brand new tiled shower, restored clawfoot tub, new deck, new shed.
• Hardwood floors refinished throughout, except for one master bedroom that has thick carpet. 2 bedrooms have gorgeous original wide plank floors.
• Cozy wood stove and new central air conditioning. Plus a fire pit with gorgeous views of lawn, woods and pond. Peekaboo views of Keuka Lake especially in winter.
• Natural woodwork and skylights, big sliding glass doors to the huge deck with patio furniture and propane BBQ grill.
• Dining area (10x15) with large and long farm table. In addition to all the regular tableware we also have China cabinet full of formal tableware for those special holiday or occasion meals.
• Country kitchen with maple wood shelves made from the old 1930s Bath Bowling Alley lanes (note: no dishwasher)
• Four bedrooms (all upstairs) as follows:
o Pond Room – 15x18, King Bed, brand new Nectar mattress and duvet, Amish locally made headboard, bay window, window seat with peekaboo view of lake, skylight, refinished original plank floors, view of pond, forests, lawn as well (the washer and dryer are in a nook in this room so no lugging clothes to the basement for laundry), closet and dresser. Five windows.
o Squirrel Room – 13x15, Queen Bed, bay window, window seat, 2 skylights, half bath en suite, closet, thickly and newly carpeted, view of pond, lawn, forest, peekaboo of lake.
o Forest Room – 9x13, Two twin beds, restored original hardwood plank floors, child size desk, dresser, original windows, view of forest
o Flag Room – 9x9, Queen Bed, nightstand and lamp, view of forest, brand new window and new hardwood flooring.
• There is also a pull out couch / sofabed (Queen size) in the formal living room.
• There is one small air mattress (twin) kept in the linen closet that is good for a child who might want to sleep in their parent’s bedroom.
• Pet friendly (up to 2 pets allowed - some rules/tips apply). Note for allergies: this home has been inhabited previously by a dog.
• 2.5 baths (one full bath downstairs has a restored clawfoot tub), another upstairs has a newly tiled stall shower, one additional half bath upstairs). All porcelain tiles in the baths.
• Washer and dryer on upper level. Soap and drying rack provided. Iron and ironing board.
• Warm, inviting country living room with comfy chair, chaise and large sofa (15x15) plus an additional Family Room (17x20) that has wood shelves full of books and games, a Bose sound system, a cozy wood stove and a large sofa including a super wide comfy chair that is great for people of size. Antique throw pillows made from Depression-era quilt squares.
• Laptop friendly mini-workspace in the formal living room with a gorgeous view into the forest. Comfy antique desk chair, small wooden desk, DSL Wifi + Landline, LaserJet printer (also Pocket WiFi available). Note: DSL works well with streaming for Zoom video meetings, email, web browsing and etc. Pocket WiFi devices from Skyroam have just been added to the house which works through your cell service. Instructions will be included on this if you need a little faster than DSL or have multiple people using and need a bit more support.
• Huge expansive lawn with tire swing, treehouse and pond (no fish, not for swimming). Look every morning for wildlife to appear! They usually do!
• Very private, lots of wildlife including turkeys, deer, woodchucks, bats, hawks, fireflies, salamanders and frogs in our pond, and occasionally a fox.
• Private 8.5 acres of woods (must be cautious of ticks in warm months!)
• partial Keuka Lake view from the upper floors - more of a peekaboo view in summer when tree canopy from our forest is lush and full.
• 500 meters from Keuka Lake (but not walkable, across a highway), short drive to swimming beach or public dock, Keuka Lake Wine Trail, many antiques shops, wonderful restaurants and wine bars in the cool small towns Penn Yan and Hammondsport. Bicycle rentals in Hammondsport.
• Easy day trips to Corning, Elmira, Ithaca, Geneva on the Lake, Seneca or Cayuga Lake, Cornell University, Rochester, Watkins Glen National Park, Seneca Falls, and more.
• Short drive to many hiking trails. Skiing one hour away.
• Many wineries open every day through all seasons including winter. Our favorite wineries just 1-3 miles up the road: Domaine Le Seurre (1.5 mi - amazing wines by French expats in a gorgeous building and patio with views - open all year and dogs allowed inside), Weis (1.5 mi and next door to LeSeurre - amazing wines by German expats in a historic school house building and now expanded tasting room and patio - open all year), Ravines (3 mi - more views, fabulous chocolate), Keuka Spring (3 mi - views! My favorite wine is here - their Epic reserve red) and the one with the best view of the Lake: Vineyard View (20 min by car - truly the best view of all of them)

Keuka Lake is the most peaceful of the five main Finger Lakes. The water is clear and fishing and boating is great and not crowded. Clean swimming beaches. The two small towns at the top and bottom of the lake, Hammondsport and Penn Yan are terrific and bucolic but they have great barbecue joints, country diners, coffee houses, fine dining and family restaurants, plus Amish country stores, antique shops, wine bars, small museums and more. We love this area and know you will too. We will provide a packet of information on tested places to go and eat and do, from our family to yours. We know the places to avoid, and the hidden gems all around the area and in all seasons. Where to have fun in the off season or on a rainy day. But you can also go nowhere, because our place is hidden and private and gorgeous. Lay on the deck or lawn and get sun in the warm months, cozy up with a book in one of the bay window seats or in front of the cozy wood stove, tromp through the woods (take precautions for ticks in summer), cook a meal on our brand new stove or on the BBQ grill outside (or roast hot dogs in the fire pit - skewers provided!) and eat outside or on your large farmhouse dining table, sit on the tire swing, chat around the fire pit on the lawn or in one of the two large living rooms, and more.

Six years ago we bought an old farmhouse in the Finger Lakes as a vacation home and recently finished a lot of restoration on it.
