Cove Side Retreat is the best of both worlds. Lakefront property for family and fun, but close to Pigeon Forge, and Gatlinburg. Come relax on the huge deck with a great book, roast some marshmallows on the fire pit or make a shopping run, take a day hike, visit Dollywood, go fishing, ride ATV on trails nearby or just stretch out on the couch and enjoy your families own personal retreat. Large kitchen, living space and dining area are large and in charge for those who want to cook a big meal.

Hey I’m Derek! I was born and live in Cincinnati, Ohio. The Smoky Mountains have been a part of my life for as long as I can remember, beginning with road trips with my Grandma to explore the fantastic shops, restaurants and attractions of Gatlinburg and Pigeon Forge. I fell in love with the foothills of Maryville, Tennessee and decided to spend 4 years attending Maryville College while admiring the Tail of the Dragon, Foothills Parkway and Chilhowee Lake.. 10 years later, the Smoky Mountains called me back for a third time! I chose Coveside Retreat as my home away from home due to the breathtaking views of Douglas Lake, the Smoky Mountains and easy commute to Gatlinburg.

My two dogs Iris (10 year old saint bernard mix) and Triton ( 6 month old great dane and rottweiler mix) have already fallen in love with Coveside Retreat. Iris isn’t much of a swimmer but enjoyed her first boat ride surrounded by the wonderful mountain views. Triton went for his first swim off the dock, puppy life vest and all! The pups love to explore the property while I enjoy morning coffee and amazing sunrises over English Mountain.

I plan to make fantastic memories with friends and family on the lake, roasting marshmallows at the fire, relaxing in the hammock and soaking up all the Gatlinburg area has to offer. During the fall, I can’t wait to enjoy all of the beautiful fall foliage via my Harley Davidson motorcycle! This property is perfect for me as the location has everything to offer. The property is located on a private gravel road offering tranquility and seclusion while being less than a 15 minute drive from the grocery store and main road. I plan to enjoy this property for years to come, making it better and better every year. Please let us know before making reviews privately what we can do make your stay the best. I am a new owner and I am looking for feedback, but want to keep getting the 5 star reviews and creating a true Coveside Retreat.

Use WAZE GPS getting to the property and around the area. It seems to work best.
Local Fishing, Boating, Water Skiing and ATV Trails. Contact Derek and the property manager for more details. You can bring your ATV and I will let you know where the trails I ride are.

Coveside Retreat Rules
Parking
Please park on the paved driveway.
Only one vehicle parked by the dock while the dock is in use.
No overnight parking by the dock.
Do not park on gravel roads. This is used by the entire community. Please be respectful of the gravel driveway-it is privately maintained.
Off-limit Areas
Shed.
Closet in guest bathroom.
Wooden stairs going down the hill to the lake. They are currently unsafe for use.
Smoking
No smoking in the house.
Smoking permitted in all outdoor areas away from the house. Preferably at the firepit area.
Please dispose of all butts in ashtrays. DO NOT THROW BUTTS ON THE GROUND!
Empty all ash trays.
Parties and Events
No groups larger than 10 without special approval from the host. Additional charges will apply.
ABSOLUTELY NO HOUSE PARTIES.
Visitors
No visitors.
All guests must be approved in advance by the host.
Everyone on the property must be registered on the agreement
Noise and Neighborhood
Sunday night through Thursday night quiet hours are from 11pm to 7am.
Friday night and Saturday night quiet hours are from 3am to 7am.
Please use caution when backing down the driveway.
Be respectful of gravel roads that are privately maintained.
Laundry
Guests are permitted to use the washer and dryer.
Detergent and dryer sheets are not provided. (If available you are free to use).
Please clean the lint trap after each use.
At check-out, please leave towels in the bathtub or shower and do not strip the beds.
Check-in instructions
Guests will receive a message through the booking app with door lock code and other necessary documentation to do self check-in.
Report any damages upon arrival through the booking app.
All communication should be done on the booking app.

Check-out Instructions
Make sure all doors and windows are locked.
Empty all trash into the can by the shed.
Turn off all lights.
Wash and put away all dishes. Soap for dishwasher located under the sink.
Turn off the upstairs thermostat.
Set dining room A/C 80 degrees.
Set dining room heat to 60 degrees.
Make sure the grill, outside fire pit and furniture is covered, umbrella is down and cushions are put away.


Press lock on the front door key pad and make sure the door locks behind you.

Shoes
Please remove shoes at the front door and do not wear muddy or wet shoes inside the house.
No shoes on the carpeted areas. No exceptions. A $250 fine will be charged for carpet damage per incident/room.
Eating Areas
Guests are only allowed to eat in the kitchen, dining room and outdoor areas.
ABSOLUTELY NO FOOD OR DRINK IN BEDROOMS
Do not leave food and drink out
Outdoor Areas
Grill for guest use. Gas provided. Spare tanks are located along the front of the shed.
Cushions are located in the bin on the deck. Please put them back in the bin at the end of the day. Do not put away wet.
Please put the umbrella down after each use.
Turn off lights when not in use. The outdoor market lights on the front deck are controlled by the white remote located on the entry table.
To turn on the lights for the stairs going up the hill at the back of the house: Make sure the light switch at the top of the stairs inside the house is turned on. Then use the same white remote used to control the market lights on the front deck.
Garbage
Please put all trash in trash cans.
Do not leave food or trash out anywhere on the property.
Empty all trash cans in the large trash can next to the shed prior to checkout.
DO NOT THROW TRASH IN FIRE PITS.
Security
Lock all doors and windows when leaving the property.
Turn lights off when not in use.
The door key unit does not light-up at night. Use a flashlight or phone light to illuminate.
HVAC
There are two thermostats in the house. One is located on the main floor in the dining room. The other is in the upstairs bedroom to the left.
Do not set A/C lower than 68 degrees.
Do not set heat higher than 72 degrees.
Damages
Please notify the host immediately of anything broken/damaged or inoperable.
If damages exceed the security deposit, damages will be billed to the guest and reported to the listing agent.
Owner will require a damage deposit of $250 to $500 depending on length of stay..

Do not leave children unattended on stairs, near the lake or on the dock.
No one under age 21 will be allowed to be listed on the agreement.
Under age drinking is not permissible by state law and the owner’s request.
We adhere to the TWRA hunting and fishing regulations.
We are not responsible for watercraft damages.
ATVs are welcome, but must be used within guidelines of the local authorities.
We encourage the use of life jackets while out on the lake.
We are not responsible or lost or stolen items left unattended.
We require that all parties read all safety and house rules, guests must adhere to them at all times.
We do not guarantee lake levels. The local authorities control lake and water levels google tva douglas dam lake levels.

Grill Instructions
Clean with grill brush after each use
Turn off all knobs
Turn off gas underneath grill after each use
Allow grill to cool and cover after each use
Wash and return all utensils to the drawer to the right of the stove. Grill brush can be placed under the lid of the grill.
Firepit
Fire Pit should be used in accordance with local burn permits.
Do not leave fire unattended.
Do not burn trash or other debris.
Other things to consider
Directions and your GPS
Some GPS apps do not bring you all the way into our property. WAZE is the best GPS app to get you to our driveway. The property is located on a hill beside the lake on your right as you drive down the gravel road. Our property is on back roads and you will encounter curves and hills on the roads leading to our property. After the "s" bend on dyke 9 road there will be a row of mailboxes to your right. Immediately after, turn right onto the boundary way (private drive). Go over the hill. Coveside retreat will be the first asphalt driveway on the right. If you see the dock you have gone too far. Coveside Retreat is located on beautiful Douglas Lake close to Sevierville, Pigeon Forge and Dollywood.
Cleaning
Our properties are cleaned to the current Covid 19 standards after each guest checks out. We occasionally have some cobwebs and dust even after the cleaning is performed. This is common for rural properties.
Insects
We have the property treated by pest control professionals frequently. Even with our best efforts, we have insects that find their way into our properties. Our properties are in a rural area that will have some ladybugs, ticks, mosquitos, roaches, bees, mosquitos, wasps, ants, beetles and all kinds of flying and crawling insects nearby. Many of these insects are just like you, looking for a nice place to stay. You will encounter these when you visit the Smoky Mountains. When you spend the day outdoors, we encourage you to bring a good bug repellent.

Extra Amenities
We provide many extras in our kitchens and bathrooms for you to use while you stay. If you have any questions about what we offer, please feel free to reach out and ask what you should bring. We have cooking supplies, utensils and dishware and they can get broken or lost. Some soaps and shampoos are provided, but not guaranteed. Travelers have a different view of what should and should not be included with a rental.
Power outages, cell-phones, Tv’s and Internet
In the Smoky Mountain region, you will have storms that take out the power. When we have a storm or power outage, we have a great relationship with Sevier County Power Company and they will help get the power restored as quickly as they can. Your cell phone can have slowed speeds and the ability to surf the web like you are used to at home. Plan on these trips being about fun, getting outdoors, unplugging, relaxing and enjoying yourself. If you are a gamer, please plan on bringing your own game system, but don’t expect internet services provided by the property owner. We provide some board games for you to play while at the property.
Water, Hot Showers, and Our Wells
Our properties like most rural properties have a septic system and a well that feeds our house. If you use a lot of water in the tubs, showers or in general, you can experience some water shortages temporarily, but given enough time, the water will be back to normal. We have regular sized water heaters and they can only handle so much hot water usage. With wells, the water can have an odor that smells a little like sulfur from time to time. We encourage you to bring bottled water and purified ice to use while you are staying at our property.
Fireplaces
During certain times of the year, we provide fireplaces for our guests. We do our best to keep them operable and service the fireplaces, but from time to time, they can be out of commission especially during the warmer months. We do ask that you turn the fireplace off after each use and especially when you leave the property. We do not guarantee fireplace usage.
Grills
We do provide a grill and firepit for our guests to use. Please adhere to all burn permit rules and regulations. Do not use the grill underneath the eaves of the house.
Bears, Deer and other Critters
In the Great Smoky Mountains, you will encounter all types of wild-life including bears, deer and other critters like possum, raccoons and rodents such as field mice. These critters love to be cozy, fed and cared for, but we tell you not to feed them or get too close to them. Instagram opportunities are not worth getting one of these critters upset. Remember it is their property and we are their guests. We ask that you treat all wildlife with respect and remember that they can get into trash, cabins and yes, even your vehicle. Remember when going outdoors, it is good to be aware of your surroundings. There are also venomous and nonvenomous snakes in the area. We encourage you to keep all your food and trash sealed up and in the proper areas. We ask that before you fish, hunt or use the water that you see the TWRA website for rules and regulations google Tennessee Wild Life Management.
Issues and Problems
We pride ourselves on giving great customer service and taking care of our guests the best we can. There are many things that are out of our control and we cannot help the weather, insects, critters, slow technology and services, but we can help with calling the electric company, taking care of issues that are controllable during your stay. We encourage you to reach out to our guest services professionals who will do their best to help you the best they can. We have a great management team, cleaning, pest control and maintenance crew with many years of cabin vacation rental experience to help the best we can to prepare your property prior to your arrival. We have people who will get back to you as quickly as they can.
Ratings and refunds
If you use one of our booking partners such as Airbnb, VRBO or other direct booking sites, please know that these platforms use a rating system that helps us get future bookings. We understand that we cannot please all guests all of the time. We do ask that you give us the opportunity to help you first and let us know what you need to see if we can help you. We do appreciate private feedback as well. Anything we can do to make your experience better in the future, we want to know these things.
Things to remember and bring with you
Depending on the activities, the amount of time you spend indoors and outdoors will be determined by what extra you need to bring. We have many items in the cabin for you to use that you will need to cook and stay with us. There may be many more items you need, but here are some of the things we recommend: Flashlight, a knapsack with a small first aid kit and water, light snacks, umbrella, a light jacket/rain coat for spring and fall, a heavy coat, gloves, scarves and hat for winter months, a portable cell phone charger with cord, comfortable shoes and socks, sunscreen, bug repellent, bag of ice, bottled water, charcoal, grilling utensils and your favorite toiletries.

We are excited about your upcoming stay and hope that this information will help to make your vacation enjoyable.
Here is what is provided with your stay:
We offer a battery operated leaf blower to our guests to blow leaves off the deck.
We offer a flashlight for you to use.
We have fire extinguishers that are located to the left of the washer and dryer.
• Per number of guests: Linens for all beds and daybeds, blankets, pillows, bath towels, hand towels, washcloths (two of each per guest), kitchen dish towels. That is why it is important to state the correct number of guests when making a reservation.
• STARTER SUPPLY: Approximately 2 rolls of toilet paper per bathroom, 2 rolls of paper towels, some soap, some shampoo, liquid hand soap, dishwater detergent, dish soap, and trash can liners.
• In case any light bulbs burn out during your stay, spare light bulbs and batteries are usually located in the small closet in the guest bathroom.
• Small appliances: Microwave, Coffee maker, toaster, waffle maker, crockpot, manual can opener, iron.
• Stainless pots and pans, bowls, drinkware, flatware, cookie sheets, bakeware, knives and boards, grill utensils.
• Vacuum cleaner (located in the main bedroom closet), broom and dustpan located to the left of the washer and dryer.
Suggestions on what to bring:
• You will need to bring all supplies and personal items not specifically mentioned in the rental agreement, and/or extra supplies if you feel that starter supply may not be enough.
• Bring your favorite foods for the outdoor grill if you plan on grilling.
• Flip flops, swimsuits and extra towels for the lake.
• Cooking supplies, groceries, spices if you plan to cook.
• Flashlight with good batteries.

Winter time:
• Season appropriate clothing (it does get cold in the Smokies), hats, and gloves.
• Season appropriate comfortable and stable footwear.
• Make sure your vehicle has sufficient tread on the tires.
• Make sure to change windshield wipers before your trip.
• 4WD/AWD and/or snow chains may be necessary during snowy conditions (we do not provide towing or plowing services, and no refunds will be given due to weather conditions).
Summer time:
• Season appropriate clothing.
• Sunscreen, sunglasses, hats.
• Mosquito repellent (there aren't many mosquitoes but they do appear occasionally)
• Suitable footwear for hiking if you plan to hike, hiking poles, gloves, water bottles.
REPAIRS & SERVICE CALLS: We take pride in maintaining our cabin and perform regular maintenance to keep everything in good working order. It is impossible, however, to guarantee that all appliances, tv’s, internet, hot tub, fireplace, etc. will be in working condition 100% of the time. We will, however, make every effort to correct any problem you encounter during your stay as soon as possible. Non-emergency maintenance issues will be handled during normal business hours. If maintenance is required, please use the messaging platform to communicate with us through Airbnb.
