RAVISHING FAMILY RETREAT ON LAKE LANIER

Get Away to this contemporary Oasis on Lake Lanier. With 3 bedrooms, 2 full baths, 2 half baths , and heated outdoor shower, flex room with 2 more private sleeping areas both with queen beds (see description below), 7+ beds, over 4000 sq feet and plenty of outdoor living, this home can comfortable accommodate multiple family's (9 guest) comfortably. Contemporary Vacation vibe will put you in relax mode quickly.

BEDROOMS AND BATHS

Main floor Master bedroom: King bed, Down duvet, down and synthetic pillows, Fireplace, dresser, alarm clock, chargers, Spa jetted tub, desk, smart tv, atrium shower, 3 season attached room that flows to outside deck.

Upstairs Bedroom 1: King bed, closet, private balcony, dresser, down and synthetic pillows, synthetic down duvet, alarm clock, chargers and smart tv. Has a private toilet/sink with shared shower.

Upstairs Bedroom 2: 2 Full size beds with twin trundle, down duvets, small balcony, closet, private toilet/sink with shared shower, alarm clock, sound machine, and closet.

Lake Level Flex room: TV living area with office accommodations including printer. 2 Queen sleep number beds in separate private quarters and easy access to 1/2 bath and outside heated shower (or can shower in master or upstairs bath).

KITCHEN

Kitchen stocked with dishes, pans, cooking utensils, silverware, and a variety of condiments for cooking up a storm. Publix delivers groceries here to make vacation easier.

ENTERTAINMENT, AMENITIES, AND WIFI ACCESS

• Two indoor living spaces (1 main floor and 1 lake level family room) and master with Smart TV's that have our access to Netflix, HULU, Amazon Prime.

• Pack and Play on site for small children

• An outdoor smokeless Solo firepit for family gatherings ready for toasting marshmallows plus two wood burning fireplaces located in the upstairs main living area and master bedroom ready for those romantic evenings.

•We have plenty of life jackets, 6 kayaks, 1 paddle board, and a fishpole available for your use. A few bikes are left there also, so you can ride around. A boat ramp is right around the corner with easy access to our dock.

• Outdoor lower level heated shower in perfect location to rinse off after a day on the lake and to even use when its cold outside! Beach area great for wading in the water, floating on tubes and littles ones playing in the sand.

• Sailboat dock with a stunning view sits in 18-20 feet of water at full pool, perfect for fishing, swimming, and parking your boat.

• Enclosed 3 season room ready for rainy day crafts or games overlooking the cove.

• We are close to many local restaurants, boat rentals, outlet mall.

The sandy Beach is an amazing place to soak in the sun and play in the water. We have water toys down there for your use free of charge. There is a bamboo fence for privacy as we share the end of the cove with one neighbor.

Boat ramp is 2 streets down with easy quick water access to our dock if you bring a boat/water toys.

5 day minimum for peak summer months. The rest of the year 4 day minimum. Contact me if that doesn’t work for you and we can try to accommodate requests!

Only small to medium size dogs are allowed max of 2. Approval by me needed for your pups to come. It will be an extra 150$ cleaning fee.Any damage done by dogs is your responsibility. No cats, even though we love them!

I have security cameras at the front and back entrance that I do not monitor when guests are there. I only turn system on when house is empty.

_____ There is NO Smoking in the house or porches. If there is smoke scent lingering in the house your deposit will not be refunded.

______ STRICT Neighborhood quiet hours are 10pm-7am (this is a residential neighborhood and if police are called for noise you will be evicted immediately).
______ All guests will be registered. NO DAY GUESTS. No more than 9 people total. (I could loose my license for vacation rentals if more people show up)
______ I understand that I must take out the trash wed night (thank you!)
______ Pillows: Please don’t take our pillows. Charge is 75$
______ Please park in driveway and not on street. (Hall county will tow you)
______ No illegal activity
______ Cleaning fee is 250$
______ No life guard on duty, swim and do water sports at your own risk
______ If you break something please let us know and replace
______ I legally acknowledge that I am responsible for compliance by all occupants/guess of the vacation home with all applicable laws, rules, and regulations pertaining to the use and occupancy of this short term rental
