Cute bedroom in shared 2 BR apt. with 2 terrasses & a small garden. Quiet neighborhood, easy to get into Paris. Breakfast ingredients, prepared dinners (served late especially when I go to work at the office) & basic amenities are provided. I usually also have ingredients available if you want to make your lunch. Please carefully read the full description. My booking window is currently set to 3 months in advance.

COVID-19: While my calendar might still be open for certain periods, it's possible that I might need to reject requests for reservations, depending on how the situation evolves. PLEASE SEND AN INQUIRY FIRST, RATHER THAN A RESERVATION REQUEST TO START.

I expect all guests to be fully vaccinated.

I am also still working mostly at home for now, so I am home pretty much 24/7 and the living room space is monopolised by my foldable table where I work in front of the TV using it as my screen. I can move the table away from the TV if anyone wants to watch TV in the evening. It's a bit easier for me to make the dinners earlier, now.

I had an issue with my hot water heater (now fixed), but there is work still to be done to fix the parquet floor due to water damage. I don't know how long the work will take (so far no work has been initiated). It doesn't affect the bedroom in question, but it does impact on the common living spaces (ie the corridor and threshold to the dining room currently have some of the parquet slats pulled out, so basically it means a slightly uneven walking surface). It doesn't really make that much difference, but I have reduced the nightly price a bit.

MORE THAN A BED AND BREAKFAST: Prepared dinners included; breakfast ingredients available.

Length of stay/Number of guests/Price:
There is a 2 night minimum.
For the moment: 1 guest only.
In the future I might go back to accepting 2 guests. (see also below). If you are looking for a short term booking for 2 people (the minimum of 2 nights), please message me and I will see if it is possible.
I prefer 3 to 7 nights, but I can do 2 weeks maximum.

35 EUR/day at present (during the time of the parquet issue) - regardless of whether the guest eats in or out.
If I go back to accepting requests for hosting 2 guests, then the price would be 15€/day extra.
For longer term bookings there is a discount.

Some of the days around the Stade de France events are at higher rates, but if you're looking to book longer term including those dates then we can come to an agreement on the overall price per day. (For comparison: the Ibis hotel near the Stade de France costs 80-90 EUR/night on a normal Saturday; when there are popular events going on, I have seen it up to 250 EUR/night).

Breakfast ingredients will be available and usually I have lunch ingredients available. Prepared dinners are provided and I eat with my guests. Dinners during the week (Monday-Thursday) are generally served rather late in the evening when I'm working at my office (although it's rare that I go into the office these days).

When possible, specific requests for types or brands of food are generally respected. For guests medium term I cannot commit to being able to manage dietary restrictions for dinners (ie I can do vegetarian meals for a few days, but not more than that - and vegan not at all). Please be clear about your dietary restrictions/preferences, BEFORE you arrive.

A small cozy private bedroom available in a 2 bedroom garden flat (with 2 terrasses and a small garden).

The flat is 80 square meters (861 sq ft), modern (built in 2007), with double entry codes, and separate storage areas for bicycles and pushchairs.

The apartment consists of:

- Entryway with visiophone

In open plan:
- Living room & Dining room: 4K (Ultra HD) TV; Sound bar for the TV or any other bluetooth-enabled device; large mirrored closet, cupboards, sofa, easy chair; WiFi box; land line telephone; large dining room table which can seat up to 8.

Semi-open to the living area:
- Fully equipped Kitchen: 5 burner gas stove, very large electric oven, recent appliances: dishwasher, multi-function oven (microwave/convection/grill/dual), large refrigerator "américaine" (water, ice cubes, crushed ice from the door - the ice maker is currently not working), electric tea kettle, toaster, espresso coffee machine, and milk foamer for coffee. I also have other appliances such as blender, raclette and fondue appliances, crock pot, soup blender/cooker...

- The living room, dining room, and kitchen give onto the larger terrasse and the small private garden. On the terrasse is a picnic size table and seating, electric barbecue, smaller teak table and 2 chairs, chaise longue, and electric terrasse heater (the kind you see on café terrasses). Lots of plants and flowers. The garden and larger terrasse gets the sun in the later part of the afternoon. Currently the grass part of the garden needs some work.

- Hallway to private sleeping areas

- 2 bedrooms

- 1 bathroom with a double sink and “douche italienne” (design-style shower, but with a glass wall & shower curtain)

- Laundry room with washer and dryer; an ironing board, iron, and clothes steamer are available.

- 1 separate WC (toilet) with sink

- The 2 bedrooms give onto the small terrasse (the terrasse has a small table & 2 chairs, and a chaise longue); this terrasse gets the morning sun, and generally up to about 16h30.

The room that is available is the smaller bedroom, 10.6 square meters (114 sq ft).

It has a “lit gigogne” (trundle bed) but is used predominantly in single bed mode. If exceptionally 2 guests are agreed in the future, then the trundle bed can be pulled out to a double bed configuration: 2 single mattresses, which when pulled out are on the same level and are side by side. They are not 2 separate beds. Each mattress is 80x200 cm, so when in double bed configuration it is 160x200 cm and it takes up almost all of the floor space in the bedroom. When single guests are here the bed should be kept in single mode.

There are 3 chests of drawers, a bookshelf, a desk, 2 small open armoires (closets/shelves). For more clothes hanging space the mirrored closet in the living/dining area can be used. There is a fan for the hot months. Note that in Europe most windows do not have screens, so in the warmer months when the window-doors (porte fenêtre/French windows) are open there can be dust etc. drifting into the house. I hope to soon install a screen on the porte fenêtre in the bedroom, which could be opened and closed via magnetic clasps.

I now have a computer monitor on the desk for those who are remote working or otherwise need something bigger than their laptop screen.

Who lives here/Amenities/Etc.:
The apartment is shared with me (Anglophone/French-speaking, professional woman) and a cat. I have lived in the Paris area for 30+ years.

For non-smokers only; and with no dietary restrictions (for longer term guests).

Bed linens and towels are provided.

Basic bathroom amenities are available if needed: shampoo, conditioner, toothpaste, toothbrushes, razors, soap. A hair dryer and curling iron are available.

I cannot host people who do not have a common language with me, therefore (even if 2nd language) guests must be English or French speakers.

Internet access:
The wifi reaches into all areas of the apt, including on the terrasses. Fiber optic fast internet access is installed (Speedtest gives about 496 Mbps download and 357 Mpbs upload in the living room). There is in any case a wifi extender so there should not be a problem with internet.

Neighborhood and Transport:
Immediate Paris Area - (3 métro stops over the Paris border): neighborhood Carrefour Pleyel on the métro line number 13 (direction St. Denis Université). The métro stop is a 5 minute walk away, and can take you to Gare Saint Lazare (8 stops), or close to some central Paris tourist areas (eg Champs Elysées 10 stops, Invalides 11 stops). There are bus lines from Carrefour Pleyel to Porte de Clignancourt-Stains (255); Levallois-Saint Denis RER (274); and Saint Ouen RER-La Villette (139). Also not far is the bus for Porte de Clichy-La Courneuve (173). You can even (take a longish) walk (or bus 139) to the RER B station La Plaine-Stade de France (for trains into Gare du Nord or Châtelet, or to Charles de Gaulle airport). The automatic métro line 14 comes up to Mairie de St. Ouen, one stop away from Carrefour Pleyel.

Predominantly residential and business offices.
Near the border of Paris and St. Ouen. On the edge of the future Olympic Village, literally one street away (currently being constructed). In the neighborhood very close by is the Cité du Cinéma Luc Besson and the Ecole de Cinéma Louis Lumière.
One métro stop away is the Stade de France (for sports matches & large concerts). Bus 255 also goes from Carrefour Pleyel to Stade de France and into central Saint Denis.
A very nice tourist visit is the Basilique de St. Denis (2 métro stops away), where you can also find a very large open air market (“marché") and a very large supermarket (Carrefour). It is a very lively, “populaire” area, also with many boutiques and shops (even open on Sunday).
The St. Ouen flea market is not too far away.
Near the Carrefour Pleyel métro stop there are a couple of boulangeries, a pharmacy, a post office, a florist, 3 banks, several restaurants, a small "mom & pop" store.
A medium size superette grocery story (Diagonal) and a boulangerie are just around the corner behind the flat; a larger grocery store (Intermarché) will open imminently at Carrefour Pleyel.
Other grocery stores are Franprix at Mairie de St. Ouen (1 métro stop or 3 bus stops), Monoprix at Garibaldi (2 métro stops), or a little further large hypermarchés E. Leclerc (on bus line 274) and Carrefour (2 métro stops at Basilique de Saint Denis, or bus 255).
There's also another small superette grocery store a few minutes walk away, in the opposite direction of the métro.
A Marriott Courtyard hotel and a B&B hotel are on the same street.

As you will see when you look at the map, my flat is NOT IN PARIS - so please keep that in mind when you are rating the location aspect. Your rating of the location should be based on how the location is described. If you want to be in Paris, then book a place in Paris.

Parking: there is parking on the street, and depending on the day/time it could be free. But mostly you have to pay (I think you pay by credit card).

Check in/Check out:
I have a "lockbox" for when I'm not available.
When I'm working at my office (rare these days): if you arrive before 9:30 am on weekdays I am usually there; I don't return in the evening until about 8:30 pm; I am usually also there all day on Fridays.

Please note that some of the reviews are for previous properties in Clichy which are no longer available.

Do not hesitate to message if you have any questions!

Saint-Denis, Île-de-France, Franza

On the border of where the Olympic Village is being built for the 2024 Games (one street over). The Cité du Cinéma Luc Besson/École Louis Lumière is in this neighborhood, very close by. The Stade de France is 1 métro stop or 2 bus stops away.

Regarding the location: Please remember when you are rating the "location" after your stay that it should refer to how I have DESCRIBED the neighborhood, not the area you would have preferred to have stayed - my place is not in Paris intramuros, and it is accurately described as such.

I am anglophone (bi-lingual French). I prefer guests who speak English and/or French fluently. Strong preference for guests who have experience on Airbnb and already have reviews.
I work Mon-Thurs with late hours in the office so I arrive home late. On Fridays I work at home.

Matul iż-żjara tiegħek

When I'm working at my office: I am there almost every evening and I usually make and eat dinner with my guests, although I arrive home late during the work week so dinners are not before 9:00 pm, usually later.
I leave for work late in the mornings (around 9:30 am).

Now/currently during COVID: I am home pretty much 24/7.

Guests should feel free to "hang out" in the living/dining area, or on the terrasses - no need to stay in the bedroom!
