Beautiful, designer home with new appliances located just a few short minutes to ocean beaches, Wolffer Vineyard, Bridgehampton /Sag Harbor villages. The home has mature landscaping and pristine. Every attention to detail has been met. Please read my disclosures & house manual before you request in order to be on the same page. Not a party house, nor are any events or large gathering permitted. Additionally, no smoking anywhere on property. The house is great and very comfortable. THANKS

PLEASE READ: Hello and thank you for the interest! Please look at the reviews as the home is so comfortable and beautifully appointed. I do have basic consideration rules in place to be sure that this is a win/win situation. Take a look, let me know if you have any questions or concerns. I am here to help and make this a great experience for the both us.
Communication is extremely important. No events/Parties No Bachelor or Bachelorette parties or photo shoots without the permission and communication w the owner. This is a strict policy. Any false statements will terminate the lease. Additionally, an accurate number of people must be recorded. This will be verified upon "check in." Please note, the house has a security camera outside doorbell for house protection. The number of people can be verified entering the house. Only the number of people who are listed and paid for on the lease have access. In other words, no guests or people " just over for drinks" without approval or knowledge of the owner. If you are honest and fair with us, we will go over and beyond to be sure you stay is the best possible stay. Additionally, trying to cover or alter the device will result immediate termination of the lease and no refunds will be grated. Additionally, no entertainment policy. This includes chefs, music coordinators, DJ's, party planners or any other person considered as a hired guest. Again, dont even consider having or asking for a bachelor or bachorette party. No Balloons, or signs permitted at the home. Additionally, no delivery of any items permitted outside of food delivery permitted. No Yoga instructors or Massage therapists. No Photo Shoots or any social media photo shoots. Please no moving the furniture. No beer pong or any juvenile games. No Diving or rough pool play. The house is meant for your comfort and family / personal enjoyment. NO PETS without knowledge. Again, no parties, events, chefs, baby showers, wedding showers, anything of the kind will be accepted or permitted.

The home is wonderful with 5 bedrooms ad 4 bathrooms. Additionally, the house has a light and heat system that enables me to have remote access. My phone receives notifications re AC and Heat and when certain lights are on. I can also help with adjusting features for your convenience. The pool house screened porch living room overlooks the pool and the yard.

Other things to note
Pool Access is limited to the seasonal dates of May 15th to Sept 15th. Pool heat will be provided between MD and LD. No pool heat will be provided in the rain. Pets are permitted on a case by case basis. Please reach out with those requests.

Additionally, there is a strict cancelation policy. No refunds will be granted under any circumstances once booked. No Smoking anywhere on property. MAX 3 cars permitted on the property. Termination of the lease will occur if there are any neighbor complaints or if the police are called.

CONDITION AND USE OF PROPERTY The Property is provided in “as is” condition. Rental Agent shall use its best efforts to ensure the operation of all amenities in the Property, such as internet access, cable TV access or poolas applicable. Rental Agent shall not be held responsible for such items failure to work, but will make every effort to correct any issues as reported as quickly as possible. Guest acknowledges that use of amenities such as pools, , decks, and the like may be potentially dangerous and involve potential risks if improperly used, particularly with regard to children and such use is at the Guest’s own risk. Guest shall use the Property for residential purposes only and in a careful manner to prevent any damage or loss to the Property and keep the Property in clean and sanitary condition at all times. Guest and any additional permitted guests shall refrain from loud noise and shall not disturb, annoy, endanger, or inconvenience neighbors, nor shall Guest use the Property for any immoral, offensive or unlawful purposes, nor violate any law, association rules or ordinance, nor commit waste or nuisance on or about the Property. RISK OF LOSS AND INDEMNIFICATION Guest agrees that all personal property, furnishings, personal affects and other items brought into the Property by Guest or their permitted guests and visitors shall be at the sole risk of Guest with regard to any theft, damage, destruction or other loss and Rental Agent shall not be responsible or liable for any reason whatsoever. Guest hereby covenants and agrees to indemnify and hold harmless property owner and their agents, owners, successors, employees and contractors from and against any costs, damages, liabilities, claims, legal fees and other actions for any damages, costs, attorneys fees incurred by Guest, permitted guests, visitors or agents, representatives or successors of Guest due to any claims relating to destruction of property or injury to persons or loss of life sustained by Guest or family and visitors of Guest in or about the Property and Guest expressly agrees to save and hold Rental Agent harmless in all such cases. RELEASE Guest hereby waives and releases any claims against Rental Agent, the Property owner and their successors, assigns, employees or representatives, officially or otherwise, for any injuries or death that may be sustained by Guest on or near or adjacent to the Property, including any common facilities, activities or amenities. Guest agrees to use any such facilities or amenities entirely at the Guest’s own initiative, risk and responsibility.

-----POOL RULES------- Do not use or allow the pool to be used alone. Minors under the age of 18 shall not utilize the pool unsupervised. Unsupervised use by children is strictly prohibited. Never leave children alone in the vicinity of the pool. Do not add anything to the water, including foaming bubbles, chemicals or bath oils, etc. If any of the above items are added, additional cleaning fees will be assessed. No candles or glass is allowed in the pool area or in the pool. No Shoes are allowed in the pool. Absolutely no pets are allowed in the pool. Absolutely no electrical appliances should be used in or near pool. If any damage occurs to the pool liner, the guest is responsible for full replacement of the pool liner. Guests agrees to fully reimburse and indemnify operator for damage cause to the pool during lease term , including damage caused by any person, including invited or uninvited guest, pets, animals or children. The pool is serviced and chemically treated weekly. Surrounding patio/deck may be slippery when wet. By electronically accepting this agreement, guest agrees to abide by the above conditions and hereby swear the information provided above is true. Guest agrees to the terms of this agreement and has read and understands the cancellation policy and give operator permission to charge credit card accordingly.
