This super cool condo is in the heart of it all. It's a perfect home base for everything Breck has to offer. Cross the street to the lift and afterwards: cozy up by the wood fire, jump in the hot tub, or have a margarita in the restaurant downstairs!
THE UNIT: Our 390 Square foot condo is finished in a hip, mountain-contemporary style and has everything you'll need. It the perfect size for a couple or small family and includes: - King bed - Full size pull-out couch (it's pretty uncomfortable to be honest) - Eating bar - Full-size stainless-steel kitchen - Slate bathroom with shower - Wood-burning fireplace - Small balcony (sadly, no big mountain views, unit faces another building) - Wood and slate floors -Apple TV, wireless internet, cable TV BUILDING: Der Steiermark is a small, older building. It has no front desk and, frankly, the common areas lack style. Although it isn't a big fancy hotel, there are decent amenities: - Outdoor hot tub (at the base of an outdoor courtyard) - Heated, locked underground parking (one space only) - Elevator access - Best Mexican Restaurant/Bar in town: Mi Casa - A full-service ski/board/bike shop - Free wood for fireplace - Coin-operated laundry down the hall.
The condo is located a short walk to the Quicksilver Ski Lift at Peak 9, summer hiking trails, and Breckenridge's shopping and dining on Main Street. It is in the Der Steiermark building, above a great Mexican restaurant and ski shop.

The condo sits on the Blue River between Main St and South Park Ave. On the front side of the building, there’s a ski run (4 O’Clock Run) that you can ski or ride down from the resort all the way into town that ends directly across the street from the condo. Also, in front of the building, there’s a Free Ride bus stop that will take you right to the Gondola or to the base of Peaks 8 & 9. On the Back of the condo is Main St & the Riverwalk where you’ll find plenty of amazing restaurants, nightlife & shopping. You can bring your car but trust me, you won’t need it once you’re here. As an added bonus, the ground floor of the condo building has ski shop where you can rent your equipment or get a tune up, a liquor / general store and Asian Fusion restaurant. How’s that for convenience!
What we love most about our condo is the location. We are simply the best location in Breckenridge. Our home is great for those that want to enjoy both the mountain and the town. Listen to concerts in the summer, check out the town Christmas tree, or explore over 200 shops and restaurants downtown - all just steps from the condo.

Positioned as a favorite ski-in/ski-out access point at Peak 9, with on-site everything-you-could-need, sleeps 4, ideal for couples or families, including ski school, equipment rental, restaurants/bars, heated pool, hot tubs, saunas, and gym. Or to explore historic Main St, literally just walk across the street, to find more boutiques and award-winning foodie spots.
Our privately owned Alpine Liftside Condo in the complex subdivision of Peak 9 Inn is Unit Number 4210. Built in 1984, renovated in 2010, then fully remodeled and furnished in 2018. It includes 404 square feet of living space. Wood flooring for common area and kitchen. Tile flooring for bathroom area. Access to entire studio. Heated underground parking garage available for cars, upon request and if available prior to booking.
The property itself is unique, in that you truly have everything you need in one spot (food + drink, amenities, ski in/ski out, ski equipment rental, outdoor fireplaces, pond entertainment in summer), but also is touching the edge of downtown, allowing guests to be in walking distance to the whole main street strip.

Our place is .5 miles to restaurants, family-friendly activities, nightlife, to the base of peak 9/Quicksilver chairlift. You can walk into town (about 10 min). Plus, there is also a free bus (Brown route, we will have more info on scheduling for you at the condo). Our place has a full size kitchen and we have most of the essentials that you will need during your stay (coffee maker & filters, cooking utensils, pots & pans, etc.). Feel free to reach out if there's anything else you need!
QUIET HOURS are 10 pm to 8 am. NO parties or loud music is allowed. If we receive a noise complaint during your stay, you will be fined $200 PER noise complaint. We have a pack-n-play with sheet for any families that will need it. I know this sounds crazy, but you could put the pack in play in the closet (roughly 5x5 square feet). There is a door into the vanity/sink area. Then, two more rooms off of the vanity (toilet/shower and big closet). You don’t have to shut the closet door as you could close the door to the vanity so the adults could hang out at night and not wake the baby! Check out the pictures to see what I’m talking about and feel free to ask me any questions as I'm a mom. Just remodeled our bathroom with new floors and a beautiful tiled shower! *If you have a baby with you during your stay... It is a stand up shower, but we do have a baby tub stowed away in the closet so you can give your baby bath in the shower if need be! NO DOGS allowed: Our HOA does NOT ALLOW. Located on the top of a hill overlooking Breckenridge and the entire ten-mile range, this condo is nestled in a peaceful pine and aspen forest. The Boreas Pass trailhead is about a mile walk or hike further up the road which lets you access miles of trails for snowshoeing, skiing, hiking, fishing and mountain biking. You can climb 13,500 foot Mt. Baldy in the summer, or just gaze at it from the bedroom window. There is also a world class hiking/mountain biking trail starting across the street which takes you to town in less than a mile. It's our favorite way to get to town, summer or winter, and you can take the free shuttle home (it's a steep hill!). Road bikers will appreciate that the condo is perched a few feet from the apex of the toughest climb on the Pro Challenge bike race. There is fantastic trout fishing in the blue river, or in beaver ponds in the high country. Breckenridge has some of the most skiable acres in Colorado and has reliably fantastic snow, including the highest lift-serviced skiing in North America. Breckenridge has an excellent variety of dining and shopping on it's historic Victorian-era main street. There are festivals and events almost every week of the year, including outdoor concerts, art shows, beer and wine festivals and parades.

In response to Covid 19 we have changed our cleaning and check in policy. We are blocking one full day on either side of bookings so that our cleaners can deep clean the unit and allow at least 24 hours between guests. We will also be providing hand sanitizer and cleaning products in the unit as well for guest use. Guest saftey is our top concern! Sit on the colorful chairs on the outdoor patio and plan the day’s adventures. This spacious studio is in an excellent location and has been fully renovated. It boasts a comfortable king-size bed, exposed beams, and thoughtful touches throughout.
Our studio is perfectly set up for one or two people. Everything you could need for a hotel style stay. You will have an amazing King Size Bed. A Master bath with a huge shower! Luxurious linens and bedding. Free wi-fi, Smart Tv W/Cable and all the other accoutrements to make your stay pleasurable!
This studio is located in a peaceful area, but just steps from the south side of downtown Breckenridge, and minutes from the Quicksilver SuperChair during the winter. There's a free bus (Grey route Summer and Brown route Winter) that goes directly to town and the lifts.

Building is a direct drop-off for DIA shuttles & local bus. Sleeps 4 with king bed & new sleeper sofa. Amenities include full kitchen, pool, hot tubs, gym & wi-fi. The condo is great for couples, solo adventurers, business travelers & families. Heated garage parking for a charge, must reserve in advance, all parking options in the listing.
THE CONDO This is a 400 square foot one-room studio located on the sixth floor with great views of the mountains. It has a new king-sized bed and a queen-size pull-out couch with a new memory foam mattress. There is a flat screen TV with cable, a small closet, two-person breakfast bar, fully equipped kitchen with stove-top range, refrigerator, microwave, coffeemaker w/ coffee, etc. The bathroom has double sinks, and bathtub/shower, separate toilet room. The unit looks out to the newly renovated courtyard and Bald Mountain. THE BUILDING The Village at Breckenridge is a large complex connected to ski school and the Quicksilver Chairlift. The unit is located in Peak 9 Inn, which has heated underground parking, conference center, business center, indoor/outdoor pool, four hot tubs, sauna/steam rooms and gym. Attached to the complex is the lift ticket office, ski gear rental and ski/snowboard school. PARKING Please inquire about parking availability as it fills up for last minute bookings. Parking at the village is a shared heated lot and is available by reservation first come, first serve. If we cannot offer you parking, we will provide you with alternative options. Given the limited parking and parking fee we recommend taking the shuttle from DIA. Please note there is no free overnight parking in the Town of Breckenridge. Garage entry height is: 7 feet 6 inches. PARKING CHARGES Parking is NOT INCLUDED. $25 a night year around You must pay separately if you need parking. We send an Airbnb Payment request which forwards to the building. Booking doesn't reserve a parking space. Once we make a parking reservation the building charges us. We will not make a parking reservation until you confirm that you want a parking reservation. SKI SHUTTLE FROM DENVER AIRPORT I HIGHLY recommend taking the ski shuttle, it's how I get to the condo! Colorado Mountain Express, Peak 1 Express and Summit Express offer excellent options that will pick you up in Denver or at the airport and drop you off at our door for very reasonable prices. By taking the shuttle you don't need a rental car or to pay for parking. The shuttles run the 2.5 hour drive through the mountains regardless of the weather/ highway chain restrictions, offer free bottle water and free wifi. I promise once you are at the condo everything from the chair lift, lift tickets, gear rental, restaurants, bars, groceries, urgent care, Main Street and free bus to the other ski resorts are within 2 blocks. ALTERNATIVE PARKING OPTIONS When you arrive, you can park in the front lot for 1 hour free, as long as you go to the Pay for Parking machine and obtain a free ticket. Use of the 1 hour free parking is a great way to unload your car when you arrive. The three best, alternative parking options are as follows: Option 1: Park at the Satellite Lot (2 miles away) costs $5 a night Mon-Thurs/ $10 a night Fri-Sun. Free bus runs from Satellite to our building from 6:20 am-11:20 pm and can be tracked at www.breckfreeride.com This is the only over night lot in town Full Info: https://www.breckpark.com/overnight-parking Option 2: Park at the Ice Rink which is 5 blocks from the building (10 minute walk) rates varies by season and space is limited. Option 3: Valet in the building with Vail Resorts varies by season, but costs up to $40 a night. (I do not recommend this option as it's the most expensive) The Town of Breckenridge has eliminated overnight parking between 2am-6am in the streets and all other lots. NEW COLORADO I-70 HIGHWAY TRACTION LAW IN EFFECT SEPT 1 - May 31 Colorado passed a new traction law all cars (rental or personal) must have four-wheel or all-wheel drive, or snow tires or traction chains and minimum depth for tire tread to be 3/16 of an inch, 24 hours a day between September 1 and May 31 on I-70 up to the mountains. Tickets start at $130 and up to $650 if you block the highway because you did not have the proper equipment. Because of the new Traction Law, I highly recommend taking the shuttle, as most rental car companies in Denver do not provide any of the equipment to meet this requirement
The Village at Breckenridge is located at the base of Peak 9 and the Quicksilver lift. One side of the building backs up directly to the lift, Breckenridge Ski/ Snowboard School, Breckenridge Sports Rentals, the season pass/lift ticket office, Urgent Care, and Maggie Pond. The other side is about 500 feet from Main Street where most restaurants and shopping are available. The Village recently completed a massive courtyard renovation and is now host to The Art Festival, Beer Festival, Farmers Market and more! We are steps from the Recreation Path, which will take you to the Blue River for fly fishing or a picnic, Breckenridge Auditorium for live music and events, Recreational Center, restaurants and shopping, and all the way to Frisco if you like!

Ski back from Peaks 8 or 9 via Four O'Clock Run (ranked as easy terrain). End your day with a refreshing soak in the hot tub nestled among the pines in the backyard. In addition, Main Street is a short five minute walk where you will find plenty of dining, shopping, and nightlife options. During the summer and fall, several hiking and biking trails are accessible close-by. True ski in/ski out with Snowflake Lift & Trailhead located 100' from your back door. Ski home on the Snowflake Trail or 4 O'Clock Run. During the summer enjoy the hike along the Snowflake Trail to the waterfall, creek and reservoir. Watch out for the family of moose! Enjoy the heated garage parking and ski locker. Walk to town. You are just steps to The Spa at Breckenridge, Charter Sports (winter ski rentals and summer bike rentals) and the lift ticket office. It doesn't get more convenient than this location. It is a great spot for a weekend getaway of skiing or vacationing. Comfortably fits 2 people (queen size bed), and can fit 4 people using the queen memory-foam sleeper sofa. The unit is nicely decorated with New Orleans and Breckenridge/Ski art. The connection - Breckenridge is the "Big Easy" of Colorado. You will instantly feel welcomed and relaxed in our cozy condo. The unit is 475 ft2 and has a living area with sleeper sofa, bedroom/dining area, split bathroom and economy kitchen. The entry has an awesome storage area for your ski boots and clothing-very nice! You also have use of the dresser and closet for storing your belongings. The couch is super comfy, and you will melt away in the queen bed with goose down comforter/duvet and lots of fluffy pillows. No need to fight over the remote as both the living area and bedroom area have a tv with dvd/cable as well as wireless internet. Both rooms also have ceiling fans and there is a box fan if you need the white noise to sleep or extra cooling. There are tons of electrical outlets with power strips for you to charge your phone, ipad, boot warmers, etc. Enjoy the fireplace and views of the ski lift from the bed! The split bathroom is an excellent feature. One room has the tub/vanity combo, and the other has the toilet/vanity combo. Having the toilet and tub separated and 2 vanities proves to be very useful when getting ready. You will love the unlimited, instant hot water and 9-setting shower head as well as the heated floors! The economy kitchen is perfect for making breakfast, lunch or a light dinner. It has a mini fridge, mini dishwasher, 2 burner stove top and microwave. There is a toaster oven which is convenient for small baked goods. There is also a crock pot you can load up and have a hot dinner ready when you get off the slopes. An ice machine is located on the first floor. The lobby has been recently remodeled including new furniture and a large screen television. It is very warm and inviting. Spread out and take in your favorite sports team. Or find a cozy spot in the corner seating, read a book and take in the beautiful mountain views from the many windows. This recently remodeled studio is perfectly located right at the ski lift and in the heart of Breckenridge. It has a fully equipped kitchen, massive bathroom and cool design features. The building has all the amenities: pool, hot tubs, and small gym.
THE CONDO This is a 400 square foot one-room studio located on the fourth floor. It has a king-sized bed and a queen-size pull-out couch with memory foam mattress (it's still not the most comfortable thing but does the deed). There is TV with cable, a small closet, two-person breakfast bar, fully equipped kitchen with stove, fridge, freezer, microwave, coffeemaker, etc. The bathroom has double sinks, and bathtub/shower, separate toilet room. There are many cool design features such as reclaimed barnwood wall, slate bathroom tile, wood floors, vintage ski photos, stacked stone backsplash, stainless steel appliances, and walnut counters. The unit looks out to a courtyard area. It's perfect for a couple or a few close friends/family members as it's basically the size of a normal hotel room. It is very very quiet as it is in a concrete building sharing only the bathroom/kitchen wall with nobody above. THE BUILDING The Village at Breckenridge is a large complex of several buildings. This unit is located in Peak 9 Inn which has heated underground parking (additional fee), conference center, mini convenience store, business center, an indoor/outdoor pool, four hot tubs, steam room, sauna, and minimal workout room. There is a ski shop downstairs for rentals..
The location doesn't get any better than this! It is located 1/2 block off of Main Street, which makes it within easy walking distance of ski lifts, grocery stores, and restaurants. It is right at the base of Peak 9, just a few steps from the Quicksilver lift.

This cozy room has incredible access to everything you would want to do in Breckenridge. No need to drive, walk a block to the free bus stop and head into town, or walk up the street to the hiking paths. The room is on the small side, but it's all yours. King bed, a private entrance, mini fridge, microwave, and private bathroom, everything you'll need to get away for a few days. Also, we have kids, and we homeschool, so you WILL hear us (if we're home). Please do not book if this is an issue :)
Our lock-off is very private. King bed, food prep area with microwave, mini fridge, Keurig, small table with stools, the room has all you would need (although it is small) and remains to be cozy and comfortable. The parking spot is directly in front of the door to the room for convenience.
Locals neighborhood. Most everyone here lives and works in Breckenridge/Summit County. It's a great place to live and visit.

This condo is located at the base of Peak 9 only feet from the Quicksilver Super Chair and the kids ski school. It is also right in the heart of The Village at Breckenridge and only a 5 minute walk to Main Street.

Cozy studio is all about location! Across the street from the Peak 9 Quicksilver chair lift, next to Main St, on the Blue River, ski/bike rentals & Mi Casa in the same building. The condo sleeps up to 4 with a new king bed and new queen pull out. Condo includes free heated parking, wifi, HD Cable, private balcony, rustic wood burning fire place with free wood & shared hot tub! The condo is great for couples, solo adventurers & business travelers. Smoke/Pet free unit. No car needed, take shuttle!
THE CONDO This is a 400 square foot one-room studio located on the second floor with a private balcony and views of the mountains. It has a new king-sized bed and a queen-size pull-out couch with a new memory foam mattress. There is a flat screen TV with xfinity HD cable, wifi, a small closet, fully equipped kitchen with electric stove-top, refrigerator, convection microwave, coffeemaker w/ coffee, etc. The bathroom has bathtub/shower and comes with soap, shampoo, conditioner and bath salts. The unit has a wood-burning fireplace and includes unlimited free firewood (located in the garage). THE BUILDING The building is called Der Steiermark and is perfectly located between Main Street and the Peak 9 chair lift. Across the street is the Village Complex where you will find the lift ticket office, ski gear rental, ski/snowboard school, urgent care and the Quicksilver chair lift for Peak 9. Der Steiermark is a small, older condo building without a front desk. The building has an outdoor hot tub in the courtyard. The space comes with one underground parking space that is heated and locked. The building has both stair and elevator access. On the first floor is Mi Casa, the best Mexican restaurant in town with an amazing happy hour and full-service ski/board/bike shop. There is also free fire wood in the garage and coin-operated laundry in the hallway. PARKING Parking is included for free. One parking space is available in the garage under the building. 4WD is HIGHLY recommended during the winter months as the drive way to the parking garage is steep. The driveway is heated, but could get icy when it snows. Additional paid overnight parking is available at the Village at Breckenridge's Valet Parking (across the street), the Satellite Lot (accessible via the free local bus). Day/ Skier parking is available at the adjacent F Parking Lot. Garage entry height is: 7 feet 2 inches. SKI SHUTTLE FROM DENVER AIRPORT I HIGHLY recommend taking the ski shuttle, it's how we get to the condo! Colorado Mountain Express, Peak 1 Express and Summit Express offer excellent options that will pick you up in Denver or at the airport and drop you off at our door for very reasonable prices. By taking the shuttle you don't need a rental car or to pay for parking. The shuttles run the 2.5 hour drive through the mountains regardless of the weather/ highway chain restrictions, offer free bottle water and free wifi. We promise once you are at the condo everything from the chair lift, lift tickets, gear rental, restaurants, bars, groceries, urgent care, Main Street and free bus to the other ski resorts are within 2 blocks. In the summer you likely would likely want a car to explore outside of town, but in the winter, it is absolutely not needed. NEW COLORADO I-70 HIGHWAY TRACTION LAW IN EFFECT SEPT 1 - May 31 Colorado passed a new traction law all cars (rental or personal) must have four-wheel or all-wheel drive, or snow tires or traction chains and minimum depth for tire tread to be 3/16 of an inch, 24 hours a day between September 1 and May 31 on I-70 up to the mountains. Tickets start at $130 and up to $650 if you block the highway because you did not have the proper equipment. Because of the new Traction Law, I highly recommend taking the shuttle, as most rental car companies in Denver do not provide any of the equipment to meet this requirement
Der Steiermark is located between the base of Peak 9/ Quicksilver lift and Main Street. The building is across the street from the lift, Breckenridge Ski/ Snowboard School, Breckenridge Sports Rentals, the season pass/lift ticket office, Urgent Care, and Maggie Pond. The building is also feet from Main Street where most restaurants and shopping are available. Across the Village recently completed a massive courtyard renovation and is now host to The Art Festival, Beer Festival, Farmers Market and more! We are steps from the Recreation Path, which will take you to the Blue River for fly fishing or a picnic, Breckenridge Auditorium for live music and events, Recreational Center, restaurants and shopping, and all the way to Frisco if you like!

Make a reservation at The Dredge, the world's highest floating restaurant with access to walkways to enter from Adams or Jefferson Street - during the summer months you can even feed the ducks!
