It is a bit tricky to find the entrance, but find the university, and start asking for the rooftop cafe, its worth the adventure.

Transportation
It is best to get a 3 day or a weekly ticket for the innerzone to move around, it allows for unlimited rides in the city center.
Can get a supplemental ticket to get to the airport.
Day of coming from the airport, get the airport day ticket (13 eur/1 person) there is also a group day ticket (up to 5 people), that allows for unlimited rides for the whole day for the extended network, including the city center.
Uber is available here, if needed. But the public transportation is great.

To pack
A small umbrella, shawl and soft shell jacket are your best friends in September/October.
No large bags are allowed in the oktoberfest area, so keep that in mind. Utilize tiny purses/pockets and plan on carrying the minimum, as a lot of things tend to get lost.

Noise levels
Noise is a big thing in Germany, there are quiet times, set by law, (Ruhezeiten) within an apartment building are normally from 1pm-3pm and from 10pm-7am on weekdays, on Sundays and on public holidays.
So please keep noise levels down overall on the balcony and in the hallways, but please be extra careful during those times in the residential areas.
