Hosting categories

All accommodation providers in the Liguria region, whether occasional or professional, falls within the categories identified by Regional Law No. 32/2014. Each category has its own set of administrative obligations.

This article provides information about the most common accommodation categories among hosts who list on Airbnb.

If you’re a professional host or run a hosting business, we recommend seeking a professional’s advice, researching the laws directly, or consulting the Liguria's regional website.

Furnished tourist apartments

If you offer rentals of up to three residential units, houses, or apartments you own within your municipal territory without holding the status of a business, you can apply to the “furnished apartments for tourism” category.

If you fall into this category, you must inform the regional government where the property is located of when you intend to offer the accommodation and the number of beds you’ll provide.

Professional hosts

If you are or want to become a hospitality professional by offering additional services or becoming part of another category, then notice will no longer be sufficient.

Bed and breakfasts

If you prefer to sharing part of your home as opposed to the entire place, you might consider applying in the bed and breakfast category. In this category, you can offer a maximum of 4 rooms in your own home, provided you guarantee you’ll reside on the property during the periods you host guests.

Tourist tax

The Municipality of Genoa's regulation provides that the tourist tax applies to those who stay overnight in all forms of accommodation, including furnished Apartments for Tourist Use, up to a maximum of 8 days.

Hosts who share their space in the Municipality's administrative territory are required to collect it directly from their guests and to pay it to the Municipality on a monthly basis, within fifteen days from the end of each calendar quarter. From August 1st 2017, for all the nights booked in Genoa on Airbnb, Airbnb automatically collects the tourist tax, which amounts to 1.50 euros per night for each guest.

Tourist flows

All hosts, with the exception of apartments furnished for tourist use, have the duty to issue notices of tourist flows.
