When deciding whether to become a Host on Airbnb in Italy, it is important for you to understand the laws in your region or city. As a platform and online marketplace we do not provide legal advice, but we want to provide resources that may help you better understand applicable laws and regulations. This list is not exhaustive, but it may give you a good start in understanding your local laws.

There are three requirements for the Piedmont region that are applicable, whether you are a professional Host or an individual, to tourist rentals with contracts not exceeding 30 days—Notification of rental, Regional Identification Code (CIR), Reporting tourist data. Note: The Piedmonte region provides for the possibility of renting your accommodation for tourism purposes for a maximum of 30 consecutive days. Therefore, if you want to rent your property for tourism purposes for a period of more than 30 days, we recommend that you set up an extra-hotel accommodation facility (ex: holiday homes and apartments (CAV), room rental, etc.) with which you can also provide related ancillary services (ex: preparing and serving food and drinks).

Notification of rental (tourist rental information form)

In order to rent your accommodation, you must make a specific communication, which can be completed online, through the Servizio Locazioni Turistiche platform provided by the region.

Regional Identification Code (CIR)

Once you have sent the notification referred to in requirement 1, the region will autonomously notify both the competent municipality and the competent province of your registration.

At the same time, the region will send you an email confirming your registration, including the Recognition Identification Code (Codice Identificativo di Riconoscimento aka CIR) and a copy of the communication you have completed in PDF format.

Please remember to publish the CIR code in a clearly visible manner every time you advertise your rental activity, including on electronic portals.

Otherwise you may incur an administrative fine of €500 to €5,000.

Reporting tourist data

Once you have sent the notification referred to in requirement 1, the region will send you an email containing, in addition to the CIR code mentioned above, the access credentials to Piemonte Dati Turismo (Ross 1000), which you must use to send the data of your guests for statistical purposes.

In any case, you must send the communication of the data of your guests by the 10th day of the month following the month to which the data refer.

Please remember to communicate statistical data also in case of tourist rental without guests (zero data) and in case of closure (ex: renovation of the property, use of the property for yourself or friends and relatives, etc.).

Please keep in mind that you can use the data entered on the Piemonte Dati Turismo (ROSS 1000) platform in order to fulfill the obligations towards the territorially competent Questura (see the national page about registering guests on the Alloggiati Web portal).

Difference between tourist rentals and other extra-hotel facilities

Keep in mind that tourist rental is different from extra-hotel accommodation facilities (such as CAVs) for which the regional regulations require numerous other obligations (ex: CIA, classification, etc.).

Remember that you will have to use an extra-hotel accommodation facility in the Piedmonte region if you want to rent your property for tourism purposes for a period longer than 30 days.
