When deciding whether to become a Host on Airbnb in Italy, it is important for you to understand the laws in your region or city. As a platform and online marketplace we do not provide legal advice, but we want to provide resources that may help you better understand applicable laws and regulations. This list is not exhaustive, but it may give you a good start in understanding your local laws. 

There are two requirements for the Umbria region that are applicable, whether you are a professional Host or an individual, to tourist rentals—Notification of commencement of activity (CIA), Regional Identification Code (CIR) and reporting tourist data. Notification of commencement of activity (CIA)

Notify the SUAPE (Sportello Unico per le Attività Produttive e per l'Edilizia) of the territorially competent municipality of the property intended for tourist rental and the period for which you intend to rent it.

Bear in mind to attach the following form to the CIA (Comunicazione di Inizio Attività).

Non-submission of the CIA is subject to an administrative penalty.

Regional Identification Code (CIR) and reporting tourist data

After the CIA, the region will inform you of all the necessary steps to register on the Turismatica portal, where you must report tourist flows by the 5th of each month, even if there have been no guests.

At this stage, the region will assign you the Regional Identification Code (CIR) to be included in any online and offline promotional communication.

Bear in mind that failure to report tourist flows carries an administrative penalty.

Difference between tourist rentals and holiday homes and apartments (aka "CAVs")

Please note that tourist rental is different from extra-hotel facilities (ex: CAVs, guest houses, etc.) for which regional legislation provides several other obligations (ex: SCIA).
